Need help with hall bath re-design

We are currently in the process of remodeling the guest bath and I need input on the layout. I have attached a photo of the current layout and some proposed ideas. What would be best for re-sale value? Any other suggested layouts would also be appreciated. Thanks!

For a guest bathroom, Option 3 would be enough and provide you with large closet for the adjacent bedroom.

Hi, We suggest that you g⁠⁠⁠⁠o for grey (safer) or black (more "loud" and daring) laminate colours as it matches really well with the granite you have. These colours will definitely give a touch of elegance and express a modern look theme! One refinement on the all white solution: get three distinct whites for walls, ceiling, and trim. While you are considering marine-gloss magenta for the dining room, you will feel less as though you are a prisoner in a stark white box. Benjamin Moore has some lovely, non-stark whites and off whites in their classic whites group. Their historical collection is particularly soothing, including: Concord Ivory Monterey White greys Edgecomb Gray Wickham Gray (very pale) Stonington Gray (a little darker) Revere Pewter (warm) Coventry Gray (neutral) pale yellows Windham Cream Hepplewhite Ivory and plenty of interesting beiges.

Hi Mr Martini! Congratulations on the new BTO! Hiring a good interior designer will definitly help with designing your new home. And seeing that you are a family man, I imagine you would want as little hassle as possible. A good interior designer will listen to your ideas of how you want your home to look like, and make it happen as best as possible, taking into consideration your family's lifestyle, HDB limitations on renovation, your budget, etc. While my husband and I did hire an interior designer for our resale flat, I unfortunately will not recommended them for they gave us more headache than I felt necessary for the tiniest of problems. So do ask around and see if anyone can recommend a good interior designer. Back to your love for Scandinavian design! I was going for the Scandinavian style too only to later realise along the design process, that we were not loving the bland colours and minimalism and somehow, we managed to end up with a relaxing resort-themed home which we're loving. In fact, a recent Houzz article tells us that the Scandinavian colour palette is moving away from pale cool shades which I find fun and refreshing. Thanks for making the time to follow up with my question. I suppose i could have an alternative scheme where the TV is at the bookshelf wall and on the opposite wall to fit a right angle 3+2 seater sofa facing the TV instead. Can i fit in a 1.2m round dining table in that dining space ? There will be custom made fittings e.g. shoe cabinet, tv console, work desk, book/display shelf. May i also check with you on your fees if i do intend to have a fuller drawing plan of the layout and the fittings ? Thank you.

I agree, option 3. If you make it to comfortable, the guests won't leave. LOL Plus everybody needs extra closet space

Option 2 follows the rule that efficient kitchens and bathrooms remodels are best for resale. Kitchen and bathroom remodels continue to yield the greatest return on investment. I like option 3 the best. That is plenty of room for a guest bath and most people want more storage and bigger closets. This room might be used as a bedroom for future owners and the closet room will be appreciated.

I like option 3 but would recommend only one sink and on the far left a tall lien cabinet for towels, toilet paper and guest toiletry bags.

I like you existing layout the best. It allows up to 3 people to use it at the same time. The shower in option 2 is not realistic in size, and 3 is cramped and boring. Use your money to upgrade finishes not move plumbing and walls.

I like option 3 as well but where is your linen closet for the guest bathroom? If that is lacking I would suggest taking a couple 18-24" out of the enlarged closet to make room for linens.
