Design Dilemma Furniture Living Room

What is a good furniture layout for this awkward open living room?

I have an open living room that I'd like to refurnish but I'm struggling to figure out a good furniture layout. I think I'm finding it difficult because we have a fireplace and TV that I would like to be the focus of the room, but we also have a hallway, entryway, staircase, and opening into the dining/kitchen area that I need to steer clear of. I originally had the TV above the fireplace which made the layout more amenable, but I quickly realized that it is not comfortable to watch TV that far above eye level. I feel like the layout pictured only utilizes about a one-third of the available floor space and is leaving too much wasted space. I appreciate any suggestions!

wow, that is a difficult room. first thought was tv over the fireplace-then reread and understand the issues. i honeslty cant see how you can arrange this as 1 seating area. only suggestion i have is to put some sort of corner wall unit/divider up against the stair railing, with a large tv there inb the corner. And then place a corner lounge next to the fireplace, where the tv currently sits. That way you can still be sitting near the fire, and watch TV, and keep the doorweays clear! Still not ideal though. Hello Cody,

If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall.

You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary.

This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work.

David - Thanks! Appreciate that you even drew out the plan. :) You are absolutely right, it's been difficult finding an optimum layout. In fact, our current layout is more or less the same as your plan. Would you have chosen different furniture - a smaller sofa or a different dining table perhaps? (Also, I'm curious: is there a good reason why the architect had the pillar like that?) Mona - Do you mean having a buffet at the entry? I currently do have a sideboard, though it wouldn't fit at the entry - it's about 67" wide by 18" deep. It's currently placed in the middle of the long wall. There's actually still sufficient clearance between it and the 3-seater sofa in David's plan. plague - The household shelter is a local (Singapore) building requirement. Its walls are reinforced and is meant to be a shelter in times of emergency. It can't be removed, and any renovations carried out cannot affect its integrity (there is a list of permitted and prohibited works). Normally it is just used as a pantry or storeroom.

You are so right @decoenthusiaste the view is beautiful and one reason why I chose the apartment. the room is longer than it is wide, and I wanted the kitchen/bar to be included in the seating so the attached pic is how I was planning to lay it out. @cdrdesign I can't/change the table, its a gorgeous mahogany piece I had custom made and one I see keeping for some years yet! I dont plan a TV in this room, will put it in another room. This room in for living and entertaining guests. Sorry I dont have layout software, so you will have to make do with my scribbles using powerpoint! Could really do with help on choosing the light fitting in place of the central fan- what would look nice here or should I wait till the furniture gets here to choose the light to match?

Hi Dagobert Duck (interesting name), I am assuming that this is a townhouse in Asia, as you mention the dry kitchen and wet kitchen (terms used mostly in Singapore) and also from the visible lift on the plan that you shared. I would definitly advice you to keep the dry kitchen and place the dining table close to the dry kitchen or close to the bay window on the left. The space here is rather large and can easily accommodate a regular 2 metre table with 8 chairs. If you are concerned about the view of dining table as you enter the house, you could always place a round table near the entrance to block off the view. I agree with Elaine about placing the furniture away from walls. Place a bunch of fresh flowers or art/sculpture above the round table like in a hotel entrance. So the the first view you see when you enter the house is the table with flowers. Its difficult to give you any further advice as we have no idea what your final vision of the place is? Hi Amuro Elaine, Are you working with an interior designer to renovate your home? You'll probably be asked a few questions such as: How many people will live here? Is the bedroom wall a structural, load-bearing wall? Do you intend to entertain? But what an interesting space you have, and especially if you are living alone, there's so much potential to transforming it into your own pretty pad! If I were you, I would swap the living space with the bedroom, that means hacking the bedroom wall open, and then erecting a wall from that point where your kitchen wall ends. Have the wall in glass, with sliding glass doors, so that you can open it up when you have guests over. And when you're alone, you'll be able to enjoy the entire length of the apartment from your bed. Here's a photo of the wall idea:Keep us posted on the progress of your renovation, please :)
