What is a good furniture layout for this awkward open living room?

I have an open living room that I'd like to refurnish but I'm struggling to figure out a good furniture layout. I think I'm finding it difficult because we have a fireplace and TV that I would like to be the focus of the room, but we also have a hallway, entryway, staircase, and opening into the dining/kitchen area that I need to steer clear of. I originally had the TV above the fireplace which made the layout more amenable, but I quickly realized that it is not comfortable to watch TV that far above eye level. I feel like the layout pictured only utilizes about a one-third of the available floor space and is leaving too much wasted space. I appreciate any suggestions!

wow, that is a difficult room. first thought was tv over the fireplace-then reread and understand the issues. i honeslty cant see how you can arrange this as 1 seating area. only suggestion i have is to put some sort of corner wall unit/divider up against the stair railing, with a large tv there inb the corner. And then place a corner lounge next to the fireplace, where the tv currently sits. That way you can still be sitting near the fire, and watch TV, and keep the doorweays clear! Still not ideal though. Hello Cody,

If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall.

You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary.

This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work.

You already have your accent colour as your sofa pillows (log roll pillows). I would take one of them shopping with me to get a rug that has that colour in it. It doesn't need to be a lot of that colour (I love the idea of burgandy rug here...but it might be too much with your monotone scheme). You can find a large rug that incorporates that red/raspberry in it so that you have a colour that is now your accent.

Hi yoyo188, that's a very detailed plan! Looks fine with me, except I have a concern regarding the dining area. (The following done with Houzz Sketch function!) Just wondering if some of the guests at the dining table might potentially be facing the shoe rack? Hi Miaw, ok your plan looking good. some comments. 1. would you consider a smaller foyer. some suspense at entry before the wow moment 2. island can be bigger where you can put your sink and some stools. 3. I think some walls not necessary to make it feel more space 4. that store room blocking the window, would you like to open this to bring more natural light, fresher by cross ventilation air moving from one window and out to other. 5. the common bathroom is outside at wet kitchen really? Anyway I think that open kitchen would be fabulous with some rich stone finish !
