Need urgent help for my living room layout

Hi! Here's my situation: My renovation is starting in a day's time, but out of the sudden I feel very insecure about the layout/design the longer I stare at it. Here is my lighting/layout/false ceiling plan :

Hope to get some suggestions or reassurance by you guys : Concern 1 - The living room only have 5 12W downlights. Not sure if its bright enough or if its oddly numbered. I can seem to fit another one in as well. Concern 2 - The cove light seems to be cutting into the dining area. I'm not someone who can visualize well so I'm not sure if it will be alright. Concern 3 - Cove light/false ceiling is extending out to the rooms corridor, so my ceiling speaker and down lights are straightly aligned with the corridor. Would really appreciate some last minute input :)

Hi 4evazx,

I believe that you had given your designer a good and clear brief of your wants and needs and discussed all details with your designer.

Your designer has done a great job as i can see from the floor plan and lighting layout.

Trust your instinct and have faith in your designer.

The only thing i would recommend is that you get your 12w downlight at 4000k. This is a natural daylight glow and is great in apartments.

Do post pictures of your apartment when its done. Enjoy the process.

For your living room layout, you might want to consider installing a surface mounted downlight system. These fixtures are great for spaces with concrete ceilings or limited ceiling void, where recessed lighting isn’t an option. Surface mounted downlights provide clean, focused illumination and are available in various designs to match modern interiors.

Thanks for your comments, its great to discuss with houzers! You are so right @decoenthusiaste the view is beautiful and one reason why I chose the apartment. the room is longer than it is wide, and I wanted the kitchen/bar to be included in the seating so the attached pic is how I was planning to lay it out. @cdrdesign I can't/change the table, its a gorgeous mahogany piece I had custom made and one I see keeping for some years yet! I dont plan a TV in this room, will put it in another room. This room in for living and entertaining guests. Sorry I dont have layout software, so you will have to make do with my scribbles using powerpoint! Could really do with help on choosing the light fitting in place of the central fan- what would look nice here or should I wait till the furniture gets here to choose the light to match?

Hi Dagobert Duck (interesting name), I am assuming that this is a townhouse in Asia, as you mention the dry kitchen and wet kitchen (terms used mostly in Singapore) and also from the visible lift on the plan that you shared. I would definitly advice you to keep the dry kitchen and place the dining table close to the dry kitchen or close to the bay window on the left. The space here is rather large and can easily accommodate a regular 2 metre table with 8 chairs. If you are concerned about the view of dining table as you enter the house, you could always place a round table near the entrance to block off the view. I agree with Elaine about placing the furniture away from walls. Place a bunch of fresh flowers or art/sculpture above the round table like in a hotel entrance. So the the first view you see when you enter the house is the table with flowers. Its difficult to give you any further advice as we have no idea what your final vision of the place is? Hi yoyo188, that's a very detailed plan! Looks fine with me, except I have a concern regarding the dining area. (The following done with Houzz Sketch function!) Just wondering if some of the guests at the dining table might potentially be facing the shoe rack?
