3 Room HDB Flat - Seeking Living Room Advice

We just purchased a 3 room HDB and would love some ideas on how other people with similar layouts have organized their couch/tv and dining table within the living space. Most of the flats with this layout we have seen have the table backed up against the wall, with only space for two people to eat, which is not what we want. How to best optimize the space considering the various doorways here?

Appreciate the advice!

yes in this plan, normal is sofa with center table then you end up with a smaller dining space. what happens if you move the coffee table to the side to get a bigger dining space? the idea doesn’t sound a good option but if you add some styling, your place would look fab. here’s a quick sketch of what I mean.

Thats an option! We definitely want to figure out how we can work in at least a 4-6 person dining table and a sofa/TV area though. Will probably be quite cramped though

Thanks a lot Lampert Dias architect, ainslie, and edithsmom for your precious comments. I was so happy and excited when I saw your comments being posted up... Really appreciate it so much. My chesterfield measures about 210cm by 89cm by 75cm...hence I am not sure if there is still space for an armchair. I love the aviator chair from restoration hardware but probably have to give it a miss as the arm chair's length is about 100 cm . Any advice on any armchair that can go with the chesterfield? Or not advisable to put any armchair since the space layout is quite small?

Hi Miaw, ok your plan looking good. some comments. 1. would you consider a smaller foyer. some suspense at entry before the wow moment 2. island can be bigger where you can put your sink and some stools. 3. I think some walls not necessary to make it feel more space 4. that store room blocking the window, would you like to open this to bring more natural light, fresher by cross ventilation air moving from one window and out to other. 5. the common bathroom is outside at wet kitchen really? Anyway I think that open kitchen would be fabulous with some rich stone finish !

Hi Janet, ok I originally sketched on my tab (red) as 1 BR then modified on my phone (blue) for 2Br. hope you’ll get the idea. Master’s with walk-in closet, connected bath with added door (for sharing). kept store at end, open kitchen, Living rm ok to fit a sofa with tv/media cabinet. For dining, I’m seeing to combine your work and dining table. get another similar table to combine with your 1.7 table. (or if budget allows get a long table 1 piece.) dining side you put benches and work side get a high chair. this setting becomes the main feature of your house( my idea only not a rule) the bookshelves be on 1 side and can be longer as needed. hope this brings you more ideas for your new home. cheers! arielc

Hi, the walls, door enclosing br3 need to modify(some hacking). Should be able to fit in what you need. but suggest to move tv to below wall and re-orient seating. All should be fine. cheers ! good home good life

4-6 is possible. just change the round table to rectangular or oval. the bench seat by the wall is required to save space, + 2 normal chairs and extra stools you can tuck under table when not used so you get 4-6

have the sofa and dining table in the center. Dining table against the back of the sofa either the longer or shorter side. Can shift table to accomodate more people. Extendable table prefered.

Push the table and sofa nearer to window to have more walking space. You can have a storage / shoe cabinet against the bomb shelter wall.

An extendable rectangular dining table with dining benches will be suitable.

Keep some foldable chairs in the store room for when you need extra seating.
