need some prof advice on my wishlist

Dear all,

I would like to seek for prof advices how to input my wishlist into my new home. Original layout come with 3 bedroom and open concept kitchen.

I have a plant fish tank need to put in the living area, and I have a indoor portable hydroponic system (dont know where to put, was thinking to put it at yard area but concern the yard space is not enough)

Would like to convert one of the bedroom to home office for 2 person as I work from home. And some storage space for fishing rod and tools in the same room. (my husband is crazy about fishing)

Prefer to have enclose kitchen as I really cook a lot, and have a table can fit 6-8persons (can be adjustable concept table)

Hope to hear some prof advice. ThankQ!!

Hi, the walls, door enclosing br3 need to modify(some hacking). Should be able to fit in what you need. but suggest to move tv to below wall and re-orient seating. All should be fine. cheers ! good home good life

Hi HotelAC, thank you for your suggestions, will take into consideration and discuss with my husband. if we need a full drawing with walk thru are you able to help? What is the fee like? Thank You.

Thanks for your comments, its great to discuss with houzers! You are so right @decoenthusiaste the view is beautiful and one reason why I chose the apartment. the room is longer than it is wide, and I wanted the kitchen/bar to be included in the seating so the attached pic is how I was planning to lay it out. @cdrdesign I can't/change the table, its a gorgeous mahogany piece I had custom made and one I see keeping for some years yet! I dont plan a TV in this room, will put it in another room. This room in for living and entertaining guests. Sorry I dont have layout software, so you will have to make do with my scribbles using powerpoint! Could really do with help on choosing the light fitting in place of the central fan- what would look nice here or should I wait till the furniture gets here to choose the light to match?

Your drawing does not show enough information to render much advice. I assume the few dimensions you show are in centimeters ? If you are looking for advice from US designers we are work in inches. The best advice I can offer is to hire a certified kitchen designer. Believe me it will be well worth the money when you consider the dollars spent on a kitchen remodel. You can find designers in your area thru NKBA.org.

Artificial turf! The green (they come in different colours, too, if you'd like to be psychedelic) adds a lively pop of colour to a blah space, and they're designed in easy-to-install tile-style units that have some built-in drainage for minimal maintenance. Absolut Outdoors and Green Turf can tell you more :) And I'd hang an outdoor art piece or a screen for air plants on that blank wall, too, to enliven your balcony.

Forget about fake plants. It will just be a dust magnet. Plus, the toxin release from the plastic and adhesive is not the idea of green after all. But then again, planting on walls indoor is a big commitment. You need to be very sure as it does require quite a lot of care, especially if the area is low on natural light. You may need plant lightings. Start small, like what I did with a photo frame size. Outdoor is easy, I have one at the balcony, where water is not a problem and ample sun lights. Both DIY project. Did not cause me an arm or leg.
