need to pick some brains

Hi, hoping to get to pick some brains here!
We are redoing our 3 Bedroom flat, there is only 2 of us so we only need 1 bedroom. The design feels a bit off, so hopefully someone out there can give us some pointers.
Our concerns are:
I am a light sleeper, hubby wakes up at 4am to cycles, hence we don’t want a direct excess into the bedroom to access wardrobe to minimise disturbances.
This is a old flat, and it’s restricted by the rules of HDB, hence not much can be done to expand the toilet, but hubby wants a dry toilet
We like to have a TV room so we can minimise the aircon usage.
