Being a realtor for over 25 years, I have worked with a lot of designers over the years. Dianne is by far my favorite! She is down to earth, personable, intuitive when it comes to my client's needs and always on the ball. She appreciates budget restrictions and comes up with creative ways to "make things work". All her tradespeople love to work for her and support her in her timely approach. I know, when Dianne takes over a project, it will be done right and to my clients total satisfaction.

Ms Dianne did a wonder job. She gave me plenty of choices, without overwhelming me. She was easy to work with, even with my husband and I out of state. She was prompt and actually did what she said she was going to do. She gave me a budget and came in under it, I know amazing!!!! My husband and I were extremely happy with the results and we would recommend her to any one or any company. She was pleasant to work with and extremely professional.

The latest projects are an interior build out at the Continuim Condominiums on Miami Beach, a complete interior and exterior renovation of a Coral Gables home and an on going office renovation. Dianne is always prepared with drawings and specifications that are complete, containing details and a well integrated plan allowing the contractor the ability to generate a schedule that can be maintained, determine lead times and produce the "look" intended. We recently purchased a home in the Tryon, a special spot in the Western North Carolina. While the house had great "bones", it was sorely in need of an update. We were introduced to Dianne through a mutual friend and immediately clicked. Dianne listens well and designs to your needs. She gently pushed us in a direction that stretched our design aesthetic and the end result has been amazing. We cannot thank her enough for coming alongside us and in helping make this home a "gem", one that is warm and comfortable for us and our many visitors.

I am very familiar with Dianne Joyce's work as a resident of Miami for over 20 years. One project in particular is the lobby of the very prestigious Capobella Condominium on Miami beach Florida. Her use of color and texture is very much in keeping with the architectural integrity of the building. Her choice of furnishing is elegant yet inviting without interrupting the flow of traffic. Her professionalism on the job is an asset to any future project as is her reputation in the field.

Dianne Joyce took an oddly configured 50's home and turned it into a beautiful, functional layout that looks like it was built that way. Dianne accomplished this transformation with some big challenges. One challenge was a long, narrow room for a master bedroom with oddly positioned windows and a small master bath and closet, that is now a beautiful, cozy, well proportioned room that uses every inch of space attractively. Dianne accomplished this transformation with minimal movement of walls, and has saved us thousands of dollars in construction fees. Dianne really listened to what we wanted and gave us so much more than we thought was possible! She is a joy to work with, and she willingly shares her experience and knowledge, which has made the remodeling process easy. Dianne has been encouraging, helpful, and available to guide us through each decision. I highly recommend Dianne Joyce Design Company, and could not be more pleased with the results of her efforts.

The scope of this project was the complete renovation of a 3500 sq. ft. three-level 20 year-old log/post & beam home on a horse farm in Tryon, NC. The project was completed in three phases. Phase 1 included: renovation of the existing living space to include: replacement of floors, doors, lighting & switches throughout; multiple bathroom upgrades; and complete kitchen renovation, expansion, new appliances and custom cabinetry. Phase II included a two- story addition of approximately 1400 sq. ft. comprising a new master bathroom, walk-in dressing area/closet, master bedroom with double sided fireplace, custom mantles and an adjoining sitting room with radiused floor-to-ceiling window walls (matching an existing sunroom on the opposite side of the home) and beamed ceilings. The lower level addition included a large gym/workout room, storage room and new mechanical room. Electro-mechanical systems and infrastructure were enhanced to support the new design. Phase 3 followed with a separate, adjacent 1500 sq. ft. two-story carriage house/garage designed to present a congruous look and theme of the original home. Collectively the projects required substantial site elevation change and access road/driveway re-construction. Total project time was approximately 14 months. After research and interviews Dianne Joyce Design Company was retained to develop conceptual, revised and final architectural drawings and blueprints, as well as, interior design renderings with hardware, cabinetry, custom stone, woodwork and appliance specifications for all phases. Dianne Joyce also facilitated the interview and selection of major contractors and specialized craftsmen to perform the work. She provided substantial oversight in the project in progress. There were many complexities to modifying multi-story facilities, matching design and patina on aged and new construction, and over-coming diverse site slope and topography. The result exceeded all expectation transforming the living space to be modernized and suitable for our needs without compromising the much valued aesthetics of the original log and cedar .campus and it's natural appeal. Dianne's knowledge of the trades, guidance in design, oversight and internal technical resources were instrumental in making this project a reality. She gets an A+!

We are very happy we with worked with Dianne Joyce on our "designer ready " Miami .condo. When we entered our unfinished unit for the first time i could not imagine the final product. Dianne helped us transform the unit into a beautiful and practical living space. Dianne was easy to work with.. She listened to what we wanted and offered many suggestions, providing us with choices of unusual fabrics and tiles, as well as designing some of our furniture and structurally changing some of the living space to make it meet our needs. The subs she brought in were very professional and accommodating. We love our condo and feel lucky to have hired Dianne.
