We contracted with Jane (Sensitive Information Hidden) of Lunada Design and Consulting in May of 2022 to design a backyard accommodating a few key requirements and some nice-to-have requirements within a construction budget that we can afford. Since we had no experience in this, we shared the key requirements and some secondary needs with her and then she advised us of a ballpark cost range of $100K to $150K “all in” based on her professional experience. On the basis of that guidance, we felt comfortable stretching up as far as $150K for the project (worst case) and contracted with her to design the project in accordance with that financial target range. During the design process, which extended over a 14 month period, we answered questions and provided information as needed to support her work. We paid invoices along the way and gave her access to the property when requested. Even though the elapsed time frame for her work went well beyond our expectations, we were patient and cooperative. The initial scope of work was not changed during the design phase. As the work concluded, we were saddened to see that the completed design spec and estimate was up to triple the high-end of the cost range (her estimate was $280K to $440K). This was not what we agreed to as we jointly structured the design work. We had a definitive budget, funds set aside, and we never heard, over the course of a year, that the “ballpark cost estimate” was in jeopardy. When we pointed this out, we agreed to allow more time for refinement of a design solution and even provided some feedback where we saw potential for large cost items to be removed and scoped down. A second design provided to us was equally unsatisfactory: 1) the proposal was still over budget and 2) excluded critical key requirements. As of now, she invoiced us over $18,000 and delivered 2 designs that did not meet her professional obligation regarding scope and cost. Not only are these designs of no value to us whatsoever, there is nothing in the work product we can leverage. We realize that despite her expertise and experience, it is possible that her initial ballpark range was simply wrong. While unpleasant, it’s always a risk and we understand that. However, what seems unethical and unprofessional to us is that along the course of the 12+ months and $18,000 billings, Jane and Lunada Design knew things were far off course and it wasn’t brought to our attention. Instead, work continued and her invoices continued to come. We attempted to negotiate an exit from our contract and instead of having the conviction and integrity to stand by her work and respond to us, we were presented with suspect invoices that were only sent in order to deplete our remaining deposit. If you value your time and money, hire another contractor.

Jane brings stylish ideas that make any living space both functional and beautiful. Her designs create space. I would highly recommend her.

Jane helped my husband and I design our dream walk-in closet! She listened to everything we wanted and came back with a design that she tweaked until it was perfect. Jane and her team made the process so easy, from design to construction to the littlest details. Our on-site project manager Ivan was great at communicating with us and I never felt out of touch with the team. We also made other little tweaks to our house that had nothing to do with the main project (mostly installing some new doors), and that took as much precedence as the closet. Highly recommend LCD!

Jane and her crew were a pleasure to work with. She was able to incorporate what I liked and what I already owned into a cohesive plan which is beautiful and functional. She is professional and knowledgeable. I really appreciated her ability to pick wall paint, a new application of a copy of a picture for the shower and searching for antiques that enhanced the overall design. And it was fun.

I hired Lunada Consulting to update my living room which involved removing the dated brick fireplace/hearth and replacing it with a contemporary design. Jane and her crew were professional and thorough - the job was done timely and the results were exactly what I wanted.
