We have worked with Mollie Moran on the kitchen and master bedroom suite of our 1813 colonial home. Her design work is exquisite fitting modern convenience and livability into a period home. Our kitchen doubled in size and flows beautifully within the dining, sitting and prep areas and onto to our living, family and dining rooms, and terrace and pergola covered walkways. Though the work was done 16 years ago, it looks and feels like it was recently completed. The consistent comments from guests are how "warm," "inviting," and "comfortable" our home is. Mollie's design has stood the test of time.

We worked with Mollie Moran to advise us pre-purchase of a new home in Cohasset MA. She was able to communicate possible ways to improve the existing structure where others could not. Post purchase she provided the design and plans for the renovations. Mollie's designs allowed us to take full advantage of the outstanding water views available throughout the property. We have worked with Mollie on a number of projects over the years and will continue to do so. She has always delivered a design which meets our goals and helps us see the potential for something new.

Mollie is a fine architect, well schooled and very creative. She has done many projects in our neighborhood that typically involve making old houses larger and more livable without destroying their charm. Something that makes her special is her ability to navigate a project thru town government and her talent to anticipate problems and develop/negotiate creative solutions to satisfy historic districts commissions, zoning and environmental Boards, and the Building Department. Mollie designed a major expansion of our 1835 antique colonial that was located in a historic district and included adding an In-Law apartment as an accessory dwelling unit for zoning purposes. She made it all happen by working with the various town boards and neighborhood preservation groups to get approvals and was a very effective advocate and champion for our project. Highly recommended!

Molly Moran is one of the most creative and artistic architects we have ever worked with. Although the project involved reconstructing and attaching a series of centuries old buildings, she was able to provide interior contemporary design elements that added to its appeal, beauty and function without compromising the restorative antiquity of the project.

Mollie was professional, responsive and had several good ideas for our bathroom. We'd recommend her without reservation. She was also patient as we asked to see different scenarios.

As a builder and renovator, I have worked with Mollie on quite a number and range of projects, from modest additions to virgin-site concept houses. Her depth of experience working with architecturally significant, vintage houses of varied styles across a number of New England communities lends her work, to my sense, a natural appropriateness of texture, form and scale wherever the demands of the particular project may take it, and even when those demands take things to a contemporary style. Another habit which I believe comes from the discipline of working to fit the broad and often not-so-modest expectations that modern families bring to their dreams for their antique homes, is a keen awareness of the value of thinking beyond just today’s perceived needs to anticipate where those needs may tend in the future; and to incorporate flexibility into the design. Most importantly, with Mollie there is a genuine and generous respect for, and responsiveness to, the ideas and tastes which we as clients bring with us to the drawing board.

We worked with Mollie to do a complete renovation of an existing home. The house had not been lived in for some time and the interior was badly damaged. The renovation included removing the entire interior of the building, moving the living area to the second floor and adding a 3rd floor dormer to the home. Mollie took our initial requirements and ideas and asked us a lot questions about how we live to really understand what we would need from a home. We wanted a traditional looking home with lots of light, that took advantage of the park at the rear of the property. She gave us an initial set of plans which we reworked together several times, to come up with the final design. During the redesign process Mollie was great to work with. She took our feedback and incorporated a lot of it, but she pushed back on ideas that she felt wouldn’t work. There was a lot of structural complexity to the design because the second floor is open plan and needed to support the 3rd floor dormer. There are also strict city zoning rules around dormer design that she had to take into account. We have been living in the house for about six months. The longer I live in the house the more I appreciate the interior layout she created. The home is a really comfortable home to live in. The rooms are nicely proportioned, with nice separation between the living areas and the private areas of the house, and there is beautiful light in every room. We continually get comments from neighbors and passers by on how pretty our house looks.

This was our second project with Moran & Associates. We have a traditional salt box cape and wanted to open up the front. Molly designed a spectacular farmers porch and entry. You will have to look at the before and afters. We are so thrilled with the results. Our house has such great flow that we have even been asked if we had redone our kitchen. So all you "Salt Box" Cape owners, there is hope! We are really please with Molly's work and she is so easy to work with.

Architectural design services and partial construction management services were provided for an eighty percent remodel of an 1845 home in the Boston area, from September 2012 to February 2014, by Mollie Moran, Architect. The remodel included designing and finishing 1,000 sq. ft. of unimproved basement space, 400 sq. ft. of attic dormer space, redesigning and expanding a kitchen, designing a new front porch, adding bathrooms, removing an existing fireplace and reconfiguring/replacing existing walls, doorways, stairways, and floors. All improvements were made for careful conformance to existing historical trims and appearances for interior and exterior spaces. The house now has more than 4,000 square feet of finished space. Ms. Moran is a pleasure to work with, listening carefully to owners but unafraid to make suggestions when needed. She has an excellent design eye for historical houses and is extremely competent with trim and molding details and conversion of space and equipments to meet current code standards. She is very good at creating great flow and integration of room uses and aesthetic appearances. When needed, she researched and provided sources of special materials and equipments as well as pictorial examples of completed construction and architectural details. This project involved "opening up" the high-ceiling rooms of the first floor of the home to improve flow between rooms, creating a beautiful new interior basement access stairway, rebuilding the classic entry stairway to the 2nd floor, redesigning the attic stairway to a new guest suite, designing a new large dormer, and finding space and chases for new plumbing, electrical, heating and entertainment systems. Because of the age of the house, extensive structural redesign also had to be done, and Ms. Moran had interaction with and direction of a structural engineer. Ms. Moran provided accurate computer-based professional drawings and design documents throughout the project, including change orders and complete construction management documents and cost summaries. We would highly recommend Ms. Moran for large scale house redesign projects where owners want well-designed, historically-correct and functional space for a modern, aesthetically-pleasing home for both relaxed family living and formal entertaining. She is very capable of managing and tweaking contractors and providing workers with timely directions and needed documentation. Where contractors deviated from plan or from owner requirements, she quickly and forcefully intervened to secure quality outcomes. We selected Moran + Assoc. to design our Westwood addition. Working with Molly was a real pleasure - she listened carefully to what we wanted to achieve, offered options along the way and followed through with advice during the inevitable decisions that needed to be made during the build. Eight years later we could not be happier with the results - her design lead to an addition that was completely successful in meeting our needs and garners compliments from all visitors. You will find photos in her Westwood Village Addition #1. It takes special skills to design an addition that works aesthetically with a 200 year old home - Moran did a great job in this respect.

Mollie Moran was the architect for our new home. We came to her with some ideas about our design, and from the beginning Mollie used the context of our needs to design a house that incorporated all of what we wanted and many things we had not yet thought about. She was technically very proficient in her design work, but was also able to convey the project's progress to those for whom blueprints are more confusing than helpful. Mollie's attention to detail was a key element of making sure nothing was missed. Her later work with us as the construction come to completion ensured that the end result was the home we had hoped for - she was a trusted partner who I would not hesitate recommending to others.
