PLM Architect: Architecture + Design

My husband and I interviewed many architects and were thrilled when we found Patti. She stood out for her knowledge and the way she understood what we were looking for. She is honest, kind, incredibly helpful and has wonderful ideas. We were designing our forever home with future kids in mind and Patti was able to point out things that would be important to our future home, things we would never have thought of! She made sure the flow to the home made sense, but also matched our taste and style. I cannot recommend her enough. We would 100% love to work with her again.

My wife and I were referred to Patti by a neighbor for a full renovation project that included going out and up on the house. The beginning of the process of the renovation was scary, but once we met Patti we did not have to worry about the design of the house not being what we wanted. After our first meeting with Patti we knew that we were in good hands. Prior to meeting with Patti we felt that other architects that did not seem to really listen to what we were looking for. Patti was easy to contact for any questions we had and had quick responses. She also offered a realistic timeline for the whole project and what the budget would likely be (although we were scared by the reality she provided). Patti took our outdated 4 bedroom, 1 bath, cape cod home that had our laundry machines in the kitchen and turned it into a beautiful 2300 sq ft home with an open concept living/dining/kitchen area, 4 bedrooms, 3 baths, an actual laundry room, and a mudroom/office. The design she provided us took advantage of all the space and provided much needed storage in the large closets attached to the bedrooms and walk in pantry. The bonus option she provided was a virtual 3D walk through of the house that I spent countless hours "walking through" measuring distances and thinking about furniture pieces that would fit or if any slight changes need to be made.

We hired Patti on a friend’s recommendation and were thrilled with her service, expertise and style! She was a thorough professional that worked expeditiously, with supreme attention to detail and strived to completely understand and help create my design aesthetic. Patti was well versed on local ordinances, as well as quality technical construction requirements and the legal-ease necessary to get the job done efficiently and on budget. We look forward to maintaining the 1920’s arts and crafts cottage feel of our property and completing our new garage and pool storage cabana this summer. We hired PLM Architecture to design an addition and rework our home's facade. From the start we knew Patti was the right choice. She spent a tremendous amount of time listening to our desires and needs as a family and gave us the level of detail we needed. We were blown away with the final result. Our home now works for us in ways we could have never imagined. Patti was prompt with her replies as issues arose during construction and always had an answer. I have sent and will continue to send anyone that asks me for an architecture referral over to PLM.

If you’re looking for an architect who is not only talented, knowledgeable and resourceful, but, more importantly, who is honest, always follows through on promises and goes above and beyond her responsibilities, Patti is your only choice. I am building a mental health and addictions clinic and to say that the process of getting it all going was difficult, is an extreme understatement. It was tedious, frustrating and very costly. Between engineers, lawyers, town officials, builders and contractors, the one person I can say that I can always turn to for honest and fair advice was Patti. She was the only one I trusted and the only one who never ripped me off and preyed on some of my lack of knowledge of this process. Without her, I don’t think I could have made it as far as I did. Thank you Patti for everything you did. You’re worth every penny plus some.

I wish I could give 6 stars. Patti is skilled, creative and easy to work with. She first designed a second story deck (above a sun room) and later provided excellent plans after my main deck, pergola, and stairs were destroyed in Superstorm Sandy as well as plans for a new dune deck. For each project, she listened carefully to what I wanted, made excellent suggestions when I indicated the purposes of the additions, including some very attractive privacy features. She was very responsible and up to date on current permit requirements. I've had many complements on the additions and plan to hire her again for several upcoming projects.

Professional, creative, personable, active listener, flexible and all at a very reasonable price. Patti made the architectural planning stage a fun part of the project. The end result was fantastic. Neighbors commented that is was the best house lift they had seen. "Made the house look even better and it was cute to start" Patti's creativity coupled with a practicality of of use flow design made it work beyond our expectations. When there were issues she was always available to answer questions or propose solutions to problems within or beyond the architectural scope. Readily accessible by phone or e-mail. If I ever need an architect in the future, PLM Architect will be the first call I make.

I have worked with a different architect who returned my calls in 2 or 3 days, every suggestion I've made he wouldn't even comment so I decided to fire him. My colleague recommend Patti and from day one she allowed us to be very much involved in the design process and listened to us every step of the way, made terrific recommendations, orchestrated a magnificent design and most important returned my calls in a timely manner. Our design was quite extensive since the exterior of the house needed approval on colors, windows, door,etc. from the Historic Preservation Commission and when we had the hearing with them they were blown away by her knowledge of their guidelines and architectural plan she designed for the house. We have worked with PLM Architect on two projects and we have been very happy with both experiences. In our first project, Patti helped plan and design a major renovation to our 110+ year old home, encompassing a complete redesign of the kitchen and 3 bathrooms, the addition of 2 dormers to convert the 3rd floor attic rooms to two fully functional bedrooms, and converting a 3 season room to an all season/multi workstation office. As part of this project , we also fully gutted the 3rd floor, sprayed foam insulation and installed a 3 zone AC. The insulation efforts reduced air leakage by 60% for the whole house, and we were able to create 2 comfortable rooms on the 3rd floor, where regulating temperature had previously been very difficult. Combining the charm of a old house with the convenience of a new home with modern design is a strength for Patti. In the second project, she helped us plan and design a kitchen and bathroom and shore up the basement support for a small craftsman at the beach. For both jobs, she was incredibly knowledgeable, flexible and patient. She listened carefully to our ideas and worked with us to incorporate them into our plans. She understood her role well and helped us think of details upfront that enabled us to control costs. Through the entire process she offered very sound advice and was knowledgeable on code issues, old home construction quirks and budget implications. In both projects, when great ideas (or cost based tweaks) came to us late in the planning phase, Patti was very flexible and receptive to changes. She was also extremely collaborative with our contractors and very responsive to any issues that surfaced during construction. It was a pleasure working with Patti and we highly recommend her for projects of both large and small scale.

We did an extensive renovation to our home, which included demolition of an existing small room and replacing it with an expanded room and second floor master bedroom above it. Included in the renovation were 2 full baths and a completely new kitchen. PLM architect listened to our ideas and vision and worked with us to achieve them. Patti enhanced the ideas with her creativity and professional expertise. She worked seamlessly with our contractor to produce an end product that was even better than we expected. We are thrilled with our new home!

We approached Patti after reviewing various websites and it turned out she surpassed our expectations. We needed a feasibility analysis of intended renovation work on our condo unit. Patti exhibited a hands-on, highly professional and out-of-the-box vision throughout the review process. Unfortunately, structural constraints prevented us from carrying out the project, but at least we came across a true pro who was a pleasure to work with. We highly recommend Patti as well as will consider her for other projects/properties in the future.
