If you are looking for a competent, innovative and professional architectural firm, look no further than Transforming Architecture. My wife and I were looking to find an architect to help us reconfigure our home’s first floor space into an area where we could “age in place”. Searching the internet we found Transforming Architecture, a firm certified in “aging in place”. For a set fee, Transforming Architecture visited with us in our home, drew up multiple plans, issued and received bids, helped evaluate the bids, helped obtain permits, aided in selecting a contractor and helped in purchasing cabinets, floor and bathroom tiles, paint colors etc. They were there to also aid as an intermediary between the contractor and home owner if necessary. Transforming Architecture was with us from start to finish, and we ended up with a very functional and aesthetically pleasing makeover of our home. We would highly recommend this firm for anyone wanting to redesign their home.

We needed to add a first-floor primary suite to our home in order to age in place. Transforming Architecture was recommended to us by friends and we were very pleased with the experience of working with Karen Mosel and her talented staff including our project manager Taina and designer Glendy on our primary suite addition. They discussed all our wishes and concerns and offered a number of options and designs, including accessibility solutions. They had great ideas! Our project included a bedroom, bath, closets and a workout room. They have helped us through the process, even dealing with the county health department and selection of design elements and choosing a good contractor. We highly recommend their services.

For starters, I was moving from a different state during COVID. They provided beautiful designs and solutions for my home that was built in 1953. A complete renovation...from beginning to end. They have contractors they work with and took care of the necessary permits. A pleasure to work with.

We worked with Karen & Nicole on the renovation in the height of the pandemic. They were so amazing to work with and helped us design and bring our dream home to life! We loved the neighborhood that we lived in, so we decided to knock down our old home and rebuild it. Karen & Nicole listened to every single detail (big and small), and were extremely patient with us throughout the design process. They also stayed in contact throughout our build process to answer any questions we or our contractor had. Their attention to detail, and understanding of this space is unmatched. From start to finish, Karen and her staff were absolutely incredible. The design process for my new house was an uncomplicated and efficient process and the assistance provided by the Transforming Architecture staff throughout the permitting process was second to none. When the occasional question arose, Karen and Taina’s responses were prompt and informative as was their guidance for the contractors when needed. In a world filled with mediocrity, it has been an absolute pleasure to work with such a professional and talented company.

We were living in Maryland, while building our retirement home in Maine. We wanted to start the build before winter set in. We had been working with a Maine-based architect who just wasn't listening to us. It seemed that we were running out of time and getting no closer to a design that we were happy with. Based on a recommendation from a friend, I contacted Karen Mosel and the Transforming Architecture Team. I explained to her what we were envisioning and our timeline. She listened. She and her team produced beautiful options and then worked with us to adjust the option we chose to meet our needs. She even worked with the builder (telephonically) to make sure he was able to build the unique roof line and decorative corbels. Needless to say, we wouldn’t be living in our dream house today if Karen and her team hadn’t stepped in and assisted us with our project.

It could not be possible to be happier with the home Karen and her team designed out of the 1956 box-style house we lived for 10 years. Essentially, we 'moved in place' to our dream home. Spacious, with window-lit rooms throughout, a challenge given the must-have wrap-around porch that normally is expected to leave a home's interior in the dark. Transforming Architecture modeled these aspects so that there would be no doubt of a cheerful, bright living space. TA presented three different plans, each unique, that TA took with us as far as we were interested. Once we settled on the single-floor plan (easy on our aging knees), TA continued to show options for room layouts and didn't stop even when demolition and construction were well underway. "What-ifs" remained welcome and were promptly presented so that decisions did not have to wait. We definitely got our money's worth and only wish we'd started the process (with TA) years earlier.

The team really worked with me and my family to create the perfect space for us! They brought great ideas and challenged limitations I had brought into the process to open possibilities I had not thought of before. They were very receptive of options and provided ideas even better than I could have imagined.

Terrific job! They came up with several great plans for a complete bathroom remodel. We were allowed to change and modify the plan, they helped us select an excellent contractor, and followed through until the job was complete. We enjoyed working with Transforming Architecture. We selected Transforming Architecture to help design a more appealing front porch. They provided three beautiful designs and we got to select the one that we liked best. Three contractor estimates were then provided for the work and it was done in a very professional manner. The front porch turned out gorgeous and we are very happy with it. In addition, they helped select new paint colors for the house and a new front door. We were very pleased with all of their help.

First, let me say that I'm very leery about many aspects of home improvement. Friends of ours got a project done and it was so amazing, I had to get the scoop. They used Transforming Architecture LLC and had a very positive experience. Thinking very highly of my friends, I made the leap to try out Transforming Architecture LLC too. I like that they have a free consultation, so I would know what I was getting into without throwing money out the window. They have a fixed cost fee structure, which was very comforting to me in that I wasn't going get whacked with hidden expenses. They have a list of tried and proven of contractors used by other clients to form a basis for getting bids for your project. You can use them or not. We met with each contractor, going over the landscape and other aspects of the project that they would bid on. Our bids vary, but we did get one fitting within our budget. During construction, I found out many things about specifications for our project made by Transforming Architecture LLC that I wouldn't have thought of. Maybe obvious to others, but not to me (i.e. like vinyl wrapping the deck, grade and types of materials). Contractor also likes the details plans, because there are less unknowns about the project that I may not know the answer to. Transforming Architecture LLC were a resource to help answer questions if needed. Can't recommend TA enough. We love how our project turned out.

Karen and her team were fantastic! I can't thank them enough for the great job they did in helping us with our kitchen Reno. They not only provided us with the visualizations (3D!!!) and drawings for the lay out of the new kitchen, but went with us and helped us select all the finishes (tile, flooring, counter, cabinets, etc.). Being decoratively-challenged :) this was a huge help and beyond what I had expected. Karen was also immensely helpful in providing contractor recommendations as some of the trades we had set up stopped working due to COVID. She has an extensive network that is not easily duplicated. We love our new kitchen! It is the most used room in the house and the joy I have when using our new kitchen can't be measured. Not only would I recommend Transforming Architecture, I would definitely use them again for any design and building project.

Karen did a great job helping us with an exterior renovation using Hardie Board siding. She helped me go beyond what I was used to seeing when I looked at my house to being able to see possibilities. We love the new look of our home's exterior and get tons of compliments.

We engaged with Transforming Architecture in the fall of 2016 and Karen and her crew patiently worked with us in a complete renovation of our house with an eye on aging in place. They never pressured us, listened to all of our concerns and ideas, and together we came up with a superb plan. We couldn’t have been happier with Karen’s services. We asked her to redesign our present dining room and screened porch into a first floor master bedroom with attached bathroom. We also wanted to have outdoor space to include a new deck and covered entertainment area. We had lots of ideas and shared many magazine pictures “of the look” we hoped to achieve. Transforming Architecture is a rare gem in the Montgomery county home design market. The owner, Karen, is responsive, creative, and was by far the best listener. She understood better than any other firm what I was looking for in my home renovation. She designed space that works for my family structure today and will also transform as my children grow up and our home situation changes. Karen provided excellent practical advice on many topics including ADA compliant designs. She and her staff patiently went through many iterations with different configurations of all parts of my home to find the best options within my budget. They had an existing relationships with several contractors as well as the company that installed my solar panels. In addition to Karen's architectural design repertoire, this firm has the best business process. The contract is straightforward and provides more value than any other I have seen. The staff at Transforming Architecture are always professional, competent, and friendly.

Poor designer, not present during work at whole house renovation. Contractor used substandard subs who stole homeowners equipment (ladder, drills, level). Contractor was never onsite to monitor work or subs, so subs consistently did not show up to do any work, delaying project by weeks. Subs were not highly skilled resulting in wavy walls and ceilings, nail pops due to nails not screws for drywall hanging, and major cracks in drywall at joints and in walls. Architect's preliminary measurements and evaluations were incorrect resulting in rework by trades (electrical, hvac, plumbing) and changes made 'on the fly' caused structural issues. Architect did not visit worksite to answer questions/could not be reached. Last time architect came to site, house was in studs/framing, and she never returned nor made any contact. Had to fire her contractor and hire new contractor to complete work after 6 months so we could move in. Project cost doubled due to rework, correction of errors and time delays. At this time, almost 2 years later we are still only at 80% complete. Horrible experience with all involved. Inspectors, framers and other tradesmen remark at the low quality of workmanship when they see the house. Evidently per advice, we should have used a designer not an architect. At least not this one.

My family is so thankful for the services provided by Transforming Architecture. We experienced a tough year by losing our home due to extensive damage from severe weather. We took this opportunity to make some changes with their help. This agency also provided more than excellent work. The staff from this agency were sympathetic to our needs, finances, and personal circumstances. Our house is almost finished, and it is amazing. Two years ago I had the wonderful opportunity to intern at Transforming LLC and work side by side with Karen. She is a wonderful boss and an even more inspiring role model and designer. We employed Karen Pitsley, architect & principal of Transforming Architecture LLC several years ago as we embarked on a host of major improvements to our home. She has guided us with the upmost professional skill set, she's a terrific communicator, listens to our concerns, demonstrates excellent design abilities, tackles and solves problems expeditiously and believes in collaboration in sharing a passion for our project.

I hired Karen to help me transform my home office into a beautiful new place that would rival any office building space! I wasn't exactly sure how to re-design the existing space into a workable arrangement, and I had no idea how much the ideas I did have would cost. Karen gave me lots of options to choose from for the design and for different budgets so that I had plenty to choose from to make my project feasible. She went above and beyond to ensure that I got a picture window I fell in love with even though it was beyond my budget. She was very professional and always accessible for questions/concerns. The only negative was that the contractor we choose from her bidding process was not very reliable so the job took 5 months to complete rather than the estimated 4-6 weeks. Karen was very helpful with dealing with the contractor to get things done correctly and moving along to completion! I love my new office and get compliments from my clients all the time about the beautiful design! I wouldn't hesitate to use Karen again for any future projects requiring an architect!

My husband and I wanted a new colonial-style front porch and portico to upgrade the function and curb appeal of our two-story home. Karen and her team listened to our wishes and designed a beautiful, maintenance-free portico that completely transformed the look of our home. She totally heard all of our desires and keenly noted our shortcomings and unobtrusively filled in the gaps for us. I had a great experience working with Transforming Architecture. The advice and the professional work was great. We had a kitchen, master bath and a backporch renovated it turned out better than I could have hoped for. She recommended contractor she knew and trusted and that made the world of difference I didn't have any worries that it wouldn't be done correctly.

We found Karen Pitsley through Angie's list where she was highly rated. After contacting her, we began working with Karen and her team in early 2014. In its entirety, Karen (in conjunction with her team {Amanda was great!]), designed and helped us put out to bid a plan that added an entire second floor to our home, in addition to redesigning the layout of the first floor. Our project was budgeted at $200K. There were many elements to Karen's business model that my wife and I found very appealing: 1. Karen has her services structured as an al a carte type of menu where you could pay for her design services as you progressed without any pressure to continue (e.g. Siting down to discuss design, then moving to design sketches, then combining design elements, then to construction plans and putting your project out to bid). Each step you pay a set fee without needing to move forward for whatever reason. 2. The set fee structure is a VERY competitive way to go considering architects normally charge ~10% of the project budget. 3. Karen and her team did a GREAT job listening to the design elements that were important to my wife and I in the initial design process. Every step of the way, we REALLY felt listened to. We met with SEVERAL architects and there was not a single one that was more approachable than Karen. She is EXTREMELY down to Earth and genuinely tuned into what we had to say. cShe was also very frendly to our children and pets. 4. Given Karen's design process, she and her team came up with three completely different and unique design plans considering our desires from the remodel project. I was VERY concerned about this initially given the design portfolio Karen submitted to us for review. Much of her design work had been of Traditional design and not really the contemporary style we were looking for. Karen did NOT disappoint. The design ideas in ALL three of the design sketches were AWESOME! Not only were they sketches, but she gave us a virtual walk through tour using a software called SketchUp. Then, we were able to choose design elements from each plan that we loved to put together into one cohesive design plan! It was definitely an awesome experience. Karen and her team came up with ideas that we never thought of..... and believe me we thought we knew every possible option before heading into it all. 5. One flaw that many contractors report of architects is that architects do not have a concept of cost. During the design process, Karen advised us of the projected cost of our project every step of the way. Karen assisted us in putting the final construction plan set out to bid with three different contractors. She recommended one of the contractors VERY highly, of which we ended up hiring. His contract proposal was right on target with Karen's estimate. And, as of July 2015, our project had been completed and we were on budget. All in all, I would HIGHLY recommend Karen and her team. As a professional and an individual, Karen is top notch! I feel EXTREMELY fortunate to have met Karen and been able to work with her in this professional capacity.

I hired the firm to help me design a remodel of a room and finishing of a basement. Karen, the architect, helped me to truly maximize available space, which was one of my main goals. She provided an exceptional service, endured my several requests for updates or revisions to the plan with patience and good humor, and left me satisfied in all aspects. My husband and i did a kitchen renovation recently and used Karen Pitsley of Transforming Architecture. We were thrilled with the work done by Karen and her team and cannot imagine doing another project like this without her. She was with us every step of the way and provided these services on a fixed fee basis. first she listened, then offered three very different options. from that we tweaked one for our final plan. then she developed the detailed drawings for the contractors and cabinet people. She helped bid out and select contractors from very reputable ones she had worked with previously, and kitchen designers. she was with us during the renovation every step of the way and to assist when issues came up. honestly we've heard many horror stories about kitchen renovations but ours was relatively easy thanks to Karen and TA. We love her and will absolutely use them again for any project like this!

My wife and I were looking for an architect to provide design services for a major project which we anticipate would take us about 7-10 years to complete due to budgetary constraints. The project includes three phases – 1) deck, 2) pool/patio, 3) finishing basement. When finished, the overall cost of the entire project (all three phases) is expected to be more than $150K. To help us with the design, we were looking for an architect that would not be tied directly to a builder. Specifically, we wanted the flexibility to put each subproject out to bid and chose a builder after the design was completed. We felt this way would allow us to identify a quality builder that wouldn't overcharge for the construction. After interviewing six architects, we selected Karen (Transforming Architecture). The reason for our choice was primarily because she is extremely well organized and methodical in her process. We also reviewed pictures of various projects that she has designed which showed us she was well suited for the task. After signing the contract, she sat down and walked us through the process. We exchanged ideas and she identified ways for us to help communicate our vision to her. She completed the pre-design step (field measuring) within a few weeks after our first meeting. After the pre-design step, she started working on the Schematic Design for the overall project (all three phases). This is where we would communicate our vision to her and she would provide three schematic (conceptual level) designs and 3D renderings. We communicated our thoughts through a series of pictures found on various websites as well as providing a list of our requirements and preferences. Within a few weeks, Karen produced a set of three designs and 3D renderings for us to review. The purpose of these designs was to provoke new ideas and directions that we didn't think of on our own. After further discussions, Karen completed the schematic design for the entire project. Once the Schematic Design step was completed, we began working on the construction documents of Phase One (deck). During this step, she provided us with detailed options/questions regarding color, features, etc. and we made our selections. After the construction documents of this phase were completed, we began the process of selecting the builder. Karen sent the bid (construction) documents out to several builders and I interviewed each of them. In the end, we chose one of the builders she had recommended. We are currently planning to begin the deck construction in early summer 2014 as the weather begins to warm up. Karen has an outgoing personality and is fun to work with. She is very creative and shares her ideas and thoughts. Throughout the process, Karen has been very patient and understanding with us. I don't know if there would be many other architects that would be the same way. Because we don't have an urgent timetable and because of my meticulous nature, we have slowed the process up considerably. In fact, I would guess that I am probably one of Karen's most challenging clients. We have been able to carefully and thoroughly consider the designs as well as socialize them with our friends and family to make sure that we are heading in the right direction. So, although we chose Karen because she is well organized, independent of any builders and has compatible aesthetics, she has also shown us that she can be very imaginative with her designs and is very patient with her clients. Overall, we are very pleased that we chose her to be our architect. We would recommend her to others in a heartbeat.

Karen Pitsley of Transforming Architecture is brilliant! She designed a gorgeous kitchen and sitting room area that changed the way we live in our house. An addition of just 8 feet to the back of the kitchen and dining room has turned these two areas into the rooms where we spend the majority of our time. The light that comes into these two areas because of adding a triple sliding door and two extra windows, has allowed us to feel much more connected to our outdoor space and makes both rooms so much more breathable and alive. We love having friends and family over to enjoy the openness, yet coziness of our beautiful new space that magically feels bigger when there are more people in the house! Karen also added a mud room that now gives us entry from the garage into our house and is the perfect place for kicking off shoes and hanging jackets when we come home. We absolutely love the space. A third bathroom was added in our basement living area which is now the nicest bathroom in the house and allows for easier logistics in our everyday living (our tv room is downstairs) and much easier when we have overnight guests. No more lines! There was not a day that went by during the construction phase, where the contractors were not referring to Karen’s plans for clarity and to answer questions. I would definitely recommend Transforming Architecture for your remodeling project. A five star company that held our hand through every step of the way—even in interviewing contractors!

Working with Karen was pleasure. I received a recommendation from a friend and with most great working relationships this is the best way to find a professional. Karen provided three different options for my renovation, which was taking a small two bedroom house and turning it into a five bedroom 4 bath with porch. She listened and incorporated all of my design wants into the plans and was tactful and professional when explaining why some of my ideas wouldn't work! She was always available during the permitting process, which is quiet arduous, and returned all calls from my contractor immediately. She is extremely knowledgable in all aspects of design and construction and made me feel extremely confidant, which is important when you live through a renovation with 3 small children. Of the three designs she presented I ultimately went with the most ambitious, which was out of my budget, but everything made sense in the end. She took a modest project and showed what could really be done with an artistic vision and architectural talent that was worth every penny. What I thought I wanted was really laughable when I saw what could really be done!! I highly recommend Karen without reservations.

Karen started with some initial drawings that we had from a previous architect and provided detailed construction drawings for a kitchen remodeling that involved removing two existing interior walls. She also drew plans for a new portico on the front of the house. She maintains a preferred contractor list and identified three contractors from that list that she believed would be good matches for our project. She helped us review the bids that we received from both the contractors she had recommended as well as one we had chosen. She performed a site visit during construction when we ran into some structural issues with the existing framing in our house. Our experience with Karen was excellent. She strives to provide value. She is professional and creative as well as budget conscious. Her experience with remodelers was very helpful and knowing she was there and interested in the quality of the project was reassuring. Her flat rate method of billing was simple and straightforward and allowed us to have greater confidence in our own budgeting.

We first called Karen because we were trying to make the decision of "do we move" or "do we renovate". Karen met us in our home, listened, took lots of notes, and then drew up a preliminary plan based on what we talked about. When we saw for ourselves what the possibilities were for our home we easily decided to stay and turn it into our dream home. We took down walls, bumped out the kitchen, added porches and patios and a wine room and are thrilled with the outcome. Karen worked closely with all of our Contractors, was always available to answer questions, give advice and lend resources. She has extensive knowledge and experience and made us feel comfortable with every phase of construction. Transforming Architecture gets an A plus in my book. Karen is technically skilled, and has all the education and training one would expect from a certified Architect. However, she has a talent that is a treasured gift in her field, one that comes from passion and service, not text books, ... Karen, really "Listens" and asks great questions. She was able to hear what I wanted, and find the balance between what was architecturally sound and possible with the creative eco-friendly designs that we were looking for. She answers phone calls and e-emails in a timely manner, and we never felt left waiting. She was also willing to get on the phone with any of our contractors that had questions. She is professional, talented, creative, and brings her personal passion to serve to the creative process. She is an Architect, with a Soul and commitment to Green building and design. I am grateful to have Transforming Architecture as a part of our home remodeling project.

Karen Pitsley of Transforming Architecture designed a lovely Master Suite for our home. Karen listened carefully to our requests. One of which was finding storage which we lacked in our original bedroom. Not only did we get a BIG walk in closet, she used the space of our original small bathroom to design a cedar closet. Our large Master Bath has a big linen closet in it. Also under two large windows she added a window seat with storage. It has made my life easier and more organized. We especially like our two SEPARATE vanities and sinks rather than one long counter. The soaking tub is great and it's wonderful to step out of it onto our heated tile floor. A bonus was the space under the Master Suite. It has a cement stamped "stone" floor and columns and a ceiling fan. It is a great place for a big picnic table and chairs. We have our rocker and hammock in the space too with lots of flowers. Its a good shaded place to be on a hot summer day.

We contracted with Karen Pitsley, Transforming Architecture, to develop architectural plans for an in-law suite addition to our home. We had never worked with an architect before and were somewhat reluctant to take on the expense on top of all of the other costs of making the addition. Now we can say the decision was worth every dollar and can highly recommend Transforming Architecture and Karen Pitsley as a wonderful, outstanding resource. From the beginning we found Karen to be very pleasant, responsive, flexible, and professional in her work. For our first meeting, she came to our home and got to know us personally and sought to really understand what we were hoping to achieve. She was very responsive, always meeting deadlines, and flexible in incorporating what were sometimes our evolving ideas. Karen patiently guided us through the many options/choices for various pieces to our project, advised us on possible contractors, provided timely drawings for all parties involved in the process, including the county health department septic permit process, and actually helped us save money on the purchase of some of the products used in our home construction. We are extremely happy with her guidance and support and for producing the architectural plans for what we hope will be a wonderful space we can enjoy for years.

Karen was fabulous to work with. She listened to us and put our thoughts on paper to make it possible. When the contractors had a problem during the renovation, Karen came over and spent two hours making sure they stuck to our vision. We strongly recommend her, and will use her again, if we ever need an architect again.

When we moved into our home, the only thing missing to make it my perfect house was a front porch. Everyone else seemed to think the concrete stump in front of the door qualified - but not me. One day I made an amateur sketch of my dream porch and tucked it away. A few years later I met Karen Pitsley with Trasnforming Architecture. I shared my dream and she made it a reality. We have had our porch for 2+ years and the compliments keep coming. Karen did what no one else would do - took my sketch and created my dream! If you have a vision for your home, Karen will make it a reality. She is professional, knows her stuff and will become your friend.

We worked with Karen Pitsley, Transforming Architecture, to design a first floor master bedroom, bathroom, sitting room, screened porch, butler's pantry, and expanded dining room for our existing home with the overall goal of creating a space where we can "age in place". At our first meeting Karen listened to all our desires for the space. At our next meeting she presented us with three floor plans; what we thought we wanted, and two other options. As we went over the designs Karen encouraged us to tell her what we liked about each plan and then she came back with a fourth plan that had what we felt was the best from each plan - the bathroom from one design, the sitting room from another etc... Her attention to detail on the final plans was amazing. Later, when questions arose about flooring, lighting etc... we were able to look at the plans and see exactly what Karen had spec'd. This saved our sanity (and our pocketbook!) on more than one occasion. One of our biggest goals going into the project was for the addition to blend in with the existing house inside and out. Thanks to Karen it exceeds our expectations. We are delighted with the final product! Karen was also extremely helpful to us during the permitting and construction process. She went to bat for us on more than one occasion to make sure the permitting process continued to move forward, and then later in our project when materials disputes arose between us and our general contractor. It was a pleasure working with her throughout this project and we would not hesitate to use her services again.

Karen at Transforming Architecture was reccoemnded by my real estate agent as she had done work on his home. At our first meeting she gave us an idea of the scope of the projects she has accomplished and the fee structure. She really listened to our ideas and concerns for our kitchen renovation. Karen presented 3 visions for our renovation, one with exactly what we asked for and then two other options. The third design presented involved moving our kitchen and creating an open floor plan. This was beyond anything we could have imagined o our own and made the best use of the space and our renovation dollars. We are currently under construction but Karen is readily available to answer questions and make edits to the design. It is a pleasure to work with her and I can't wait to see her vision come to fruition.
