West Village at Timnath Ranch North - Timnath, CO - We were all set to sign a contract to have a new home built for $550K even using the builders lender. When started asking questions is when everything fell apart. I asked for some basic information including where I could find reviews online for this community. The sales person responded that she did not know of any online except for one review on their corporate website. The one review consisted of one sentence. Considering a majority of these homes where in the $400K - $500K range and there were at least 50 homes already built I would think somebody would given a detailed review somewhere. We decided to have our Real Estate agent dig deeper into the types of materials that were to be used in the construction and is became quite clear everything being installed was on the low end. When we asked if these items could be upgraded their response was "We are not a custom home builder. We a production builder that offers upgrades on certain items." We also wanted the gourmet kitchen options. When we got the price sheet for the upgrades (with model #'s) we compared to retail prices. When we ask why all of the items cost 125%-200% over retail their answer to our Real Estate agent was that "We have to make our money back some how" and "We charge extra for the installation". From this we gathered that probably every upgrade was significantly over priced. We were going to have the basement finished as well. Our agent calculated that they were going to charge us $66 sqft when the going rate for a basement finish in our area was around $35 sqft. Again our agent asked why and the sales persons said "that is just what builder is charging." We also were going to have a bay window added on that we calculated out to cost $150 sqft when it should only cost around $30 sqft. Our agent ultimately did her job and tried to negotiate a better deal for us but was met with complete resistance. The sales person told our agent "If we didn't want to buy it, somebody else will." We are not sure this is the case considering they have several homes listed in MLS that they keep dropping the prices on. We did not sign a contract and have concluded we will not do business with West Village Homes or William Lyon Homes. Village Homes and their sales staff was successful with one thing, they successfully walked us right out the door and saved us from an over priced home.
