I love the table, dsimber! I'd try for the 84" as well if they can do it, especially since TV will be above it and you want a few pieces of stacked art on the wall too.

I've often seen Pro's on houzz who do not agree on some things, so as lisa said, there is no just one "right" answer. There are always options that work equally well so go with what you want.

He loves the new, but looking at these pictures we will probably keep the old. I thought “what a pretty dining room” but then “that’s mine”! 🤣

Romabio is very popular and is used on exteriors too. If your contractor isn't familiar with it, move on to someone else. You don't want someone learning at your expense.

If you paint it two different colors, the space will feel smaller/broken up. Suggest choosing a neutral color and create a visual separation with two rugs and accessorize the entrance to feel more like a foyer.

If interested, I’d remove all the smaller accessories, as larger items will ground/define each space better.

Cleaning is a must Dsimber and one thing we like to get done with. Of course it’s the one thing that just keeps on coming lol. But it sounds like you had a good day for a stormy day. Art is important to me, although I usually find things at the thrift store or what have you, sometimes when I’m not looking. I’m glad that you found an artist that you like to follow because that will be special in your space. It wasn’t on the radar, but we had a storm pop-up here that was so windy and so much rain and thunder and lightning in about a half an hour. I couldn’t find it on the radar and then I didn’t see. It had gone past. I have tree limbs all over the backyard and there was one that finally fell, a dead one, that I had despised hanging way up there that the Tree Trimmer couldn’t get to. It fell in the street. My neighbor was trying to get into his driveway and I saw him out there in the pouring rain moving it and ran out there with some towels. I do feel like I got quite a bit done, but this is taking forever on these windows, but I’m trying to take care of some things that got looked over in the past. I was going to go on Monday and Tuesday and help my daughter make pear preserves. But she decided she’d like to do it tomorrow and Sunday to give her next week free to get the kids back in school. So I put up all my tools and I’ll be over there this weekend, I guess peeling and slicing and boiling lol. I had my trim outside that I had primed for my valances and had to get out there quick and bring them in when the storm came. We sure needed the rain. In fact I was just getting my sprinkler out when it started. I said to myself hm, it smells like rain, but I really doubted that we would get any, and then the sky opened up.

We had afternoon storms ALL AROUND us and not
a drop here! We need it. Maybe tomorrow. My yard guys got 2 lantanas planted to replace some flowers the power washer kill team got to. Trying to save 6-8 others. Rain would sure help! Have a good day and weekend Alice. I commend you for doing the hard fixes before painting. Just no fun but big payoff in the long run!

This guy I think is single, I’m really not sure. But most of the fellas around here aren’t shy and now I don’t want things to get out of hand. It seems that most mind their manners but I just get off track when they surprise me with any kind of flirtatious innuendos. I like to work in my yard and I make sure I dress appropriately but still feel self-conscious, and shouldn’t have to be. I have a mean streak that probably no one knows about, and a potato cannon lol

These colors might be the summery version of what you posted.

I love LOVE the colors you posted! We have an abundance of east/west natural light in these rooms so could maybe pull in those darker, moodier colors. In the winter I love the saturated curl-up-by-the-fireplace colors, but in the warmer months I prefer a little lighter & brighter. Guess I need more than 1 house. Or a change-up of pillows, throws, decorative items summer to winter.


Feel - airy, comfy, homey, fresh, colorful, calm, intriguing, intimate, "old made new" (house was built in 1948), pretty, thoughtful, delicious, surprising, personal, reflective of our lived lives.

You are correct that I was going modern. But I've decided that I don't really enjoy living with too much modern influence. I prefer more warmth and some sweet decorative touches but still appreciate clean lines and functional pieces.

I'm going to take a leap here and proclaim that I am a a garden artist intern - that is- outdoor space is my canvas that I paint and sculpt at the behest of Mother Nature and my media is soil, seeds, roots, rocks, wood, etc. My paid work is Nursing. My husband is a writer and anthropologist. He loves books; sci-fi and fantasy especially. And all the dinosaurs. His paid work is in academia.

you could leave the shelves and add the table between them with the sofa at the end of the bed facing the shelves.

I like the shelves pulled apart as in your first two original photos, mirrored as @chispa suggested. I'd move them as far apart as possible while still allowing access to the wardrobe and closet. Then unique art/objects that speak to you, collected over time (thrift stores are great sources), will create an interesting room.

Just curious: why do you think there is no room for a rug?

@Jan Moyer You are right, all my furniture seems off and I don't know what to do. This is my flat and I want to rent it out and I am arranging the furniture for the tenants. I want it to look good to rent it out for the good price. This is one room appartment (it was built as a studio but we placed the kitchen separately, it is small and doesn't have a dining space). One wall is not at the right angle. This is the scheme with the measurments. The green dots are the light. I would appreciate if you have some thoughts.
