What would you do to modernise this dated facade?

We have bought this place in Melbourne Australia and need to give it some street appeal for around $10,000. What would you do?

Here are a few examples of modern sidewalks. I think that I would replace, stain or cover the entry sidewalk with large rectangles of concrete or stone. I would also replace the door with a more modern door. Perhaps you could just paint the door that you have but definately remove the storm door or replace it. Paint the trim & facia a charcoal color would be nice. I think in the entryway I would cover the brick with a horizontal wood plank stained in a rich color and replace the light fixture. Upgrade landscaping by putting matching tall simple pots.

Thank you. I love the look of the Wave House facade that you posted. Love the wide entry door and concrete paving/sidewalk.

These colours will definitely give a touch of elegance and express a modern look theme! First thing you need to understand is the scope of the project and what your abilities and experience will cover. Do you have any experience managing a construction project? Have you ever scheduled a construction project? Have you drawn up a trades (i.e. framing, plumbing, electrical, mechanical, etc., etc..) contract? Have you ever dealt with the permitting office in pulling permits? Have you ever inspected any construction for quality and compliance to the design documents? Have you ever dealt with inspections or construction deficiencies and had to resolve them with the sub-contractors? If you can't answer yes to all these questions, then you're venturing into a field you know little or nothing about. Any mistakes or stumbles you make in your learning curve are most likely going to be costly in both time and your budget. There are some projects that are DIY level.......there are some that would best be left to those of us already having the background and experience. Let me give you an example. I have an oak tree beside the house I'm renovating. It sits about 12' from the end of the house and has at least a 30' radius drip line which means it extends out over the roof of the house. Having spent a number of years of my young life on a ranch and farm, I know how to drop trees. I know how to operate a chain saw safely without loosing a limb or making a quick trip to the ER. From years in the construction / design field, I know how to operate a high lift ......... but even I know that the task of removing this tree is beyond my level in spite of my willingness and wish to save the $3500 I've been quoted. There are some things best left to the pros. Besides, If I drop a 14" diameter limb on the roof, I would never hear the end of it from my wife. Based solely on the questions you asked, I would highly recommend that you hire an Architect to help you with the design and your budget. Then I would find a well recommended GC to do the job......I'm betting you'll make the most of your limited budget going this route.

I would seriously consider replacing the cabinets before putting a new granite countertop on them. The problem is that no one will remove the countertop at a later date if you want to change the cabinets, due to the possibility of breakage. The only choice you will have then is a reface. Adding new doors, drawer fronts, and veneered sides is just a facelift. You could also add new hardwood drawers with undermount cushion close slides, but by the time you do this if will be the same cost as new cabinets now. The cabinets you have now, frameless, particle board sides are notorious for having the hinge screws strip out the particle board they are attached to. Since you can't put a longer screw in them, because the material is only 3/4" of an inch thick you have a problem. You also can't put a wider screw in them because it won't fit through the pre-drilled holes in the hinges.

What do you think of a mirror for the backsplash on the kitchen? You cant see the pic here, but it faces a huge window on the other side of the room. I love the idea of grey/ dark cabinets, (with a wood coloured surface worktop) but might cost a small fortune to rework it. Will check on prices. The wallpaper idea is also really nice - much to mull through. so hard to decide! I'm thinking of replacing the dining table set with a booth + round table seating and maybe add a mirror behind it space. Not sure if i can fit a whole L booth into the dining space and still fit in a table, so might just settle for a booth on one side.
