UGH im going through the same thing. My household consists of 2 cats (one is a kitten who is hyper 24/7) a husband who plops down on everything, and eats anything he can while sitting on the sofa, a 60 lb german shepherd standard poodle mix that sheds like no other, and a 4 year old who spills, draws, puts make up on anything in sight! We are switching to leather. Its a lot more durable, so much easier to clean, the upkeep on a linen sofa is too much to handle, by the time I get done cleaning it, another stain is made! It also shows wear and tear a little too much. Have you thought about having a custom made cover? that way you can get the leather couch and then if you start to reallllly miss that linen put the cover on! I am personally a fan of pure white couches, and the sectional we are looking at is also a dark brown leather. I will be purchasing the sectional and also having a slip cover custom made so when I am feeling a little like I want a different texture for the furniture I can easily just slip that on.

Cement tile is very popular in my area now. My client is considering it for a bathroom. I am unlikely to recommend epoxy or any other coating. It would change the look and feel too much. I prefer to apply penetrant. I call it that, rather than "sealer," because it does not prevent leaks, or even absorption in porous tile, or grout. It protects calcium based cement and grout from reacting with acid, but it is not perfect and it needs to be reapplied periodically. Wine, salad dressing, lemon, and any tart food would react with cement I am hesitant to recommend cement tile for a bathroom. I am afraid of it as a kitchen floor. Sure it is a knock-out gorgeous material, but will caring for it make some clients wish they hadn't fallen in love? I would like to hear from home owners who have lived with it for a few years. Has anybody lived with it in another Morocco?

Just thought I'd share these three pictures which I found inspiring and I want for my own home: The first was taken in the Elizabeth Bay House. I just love the colour of the wall, which goes so well with the elegance of the wooden cabinet. Some antiques on top of the cabinet completes the picture. The second is a well-preserved, late 1800s arts-and-crafts era house that is just pleasant in its simplicity and well-kempt-ness. These houses can be found in many suburbs in Sydney, especially in the Mosman, NSW area. ("To be simple is the end, not the beginning of design." — Charles Voysey) The third is the front porch of a house in the Newtown area, which makes use of eclectic art-nouveau era, antique lead-fired tiles in between the steps. These tiles are no longer produced, are very radiant and colourful when seen up close. They have also been used as splash tiles. Most of these were made in England or Belgium, but Japan was also a big producer of these in the late 19th- early 20th century as well. Hope everyone's having an awesome weekend!

I take it this isn't your bathroom. The glass could be handmade lead light which means bespoke by someone who makes lead light windows or it could be a transfer applied to a plain glass window. Check on ebay or online sticker/transfer stores for similar. I've never seen a piece like that in Australia so I'm thinking this might be an American antique. It's not normal to put an expensive antique piece in a bathroom and if you did it would be best in a bathroom that only has minimal use. And you would want to have a lot of good exhaust extraction to get rid of moisture. If you picked up one of those repro Indonesian mahogany pieces you would be spending a lot less money and might regard the piece as expendable. You can buy wood hardening sprays that resist moisture from the hardware store and spray the carcass (all the unstained pieces inside) with this stuff to resist moisture. You'd still need a good exhaust system however and keep the room well aired.
