1. Get an Estimate Before You Buy
Assessing the potential costs of a renovation before purchasing a home not only gives you an idea of what you should expect to pay on top of the cost of the house, but it also speeds up the process, Zohouri says. For example, these clients hit the ground running on their renovation project in Manhasset: “Between their demanding jobs, they didn’t have much time to waste,” he says. “Before they submitted an offer on the house, we performed a site visit and, within 24 hours, issued them an estimate.” Work started on the house the day after the sale closed.

After receiving a wish list of items from clients, the first question Zohouri asks is about the timeline. “We don’t ask about the budget; we ask when they need the project done,” he says. “When you are buying a home and renovating it, you have to live somewhere else for the duration of that time, which can cost a lot of money. Not everyone can live with their parents.” Once that timeline is in place, Zohouri and his teams start to reverse-engineer the project, opening a discussion for what’s feasible in the given time frame.
For an extensive renovation of this 90-year-old home in Port Washington, Zohouri assembled a team that included kitchen and bath distributors and a local interior designer to complete a full makeover. They used Kemper cabinets, custom Caesarstone countertops, Italian tile and custom molding and trim.

Before signing on with a contractor, ask about his or her network of distributors and ability to provide cost savings through those connections. This was a dark and poorly configured master bath that was impeding the sale of a waterfront property in Sands Point. The space was large, but the segmented layout made the room feel closed-off.
With the help of Zohouri’s network of professionals, it was transformed into a light, airy, spa-like bath. The clients saved a lot of money, too: The free-standing Krion vessel tub had a market price of $11,000, but Zohouri’s clients purchased it for $4,500, thanks to his agreement with the distributor. They also received discounted plumbing fixtures and tile.
