Need help for my Family room

I have a feature wall in my new house and I would like to incorporate a gas log fire ( already purchased) and a large TV with cabinet underneath. My dilemma is that I have windows & doors both sides and I can't place the fire in the corner at an angle. All construction will need to be at right angles to wall. Also I don't want to place TV over fireplace as everyone will end up with sore necks. Thus what is better fire place in the middle with a nice picture over it and TV in corner or vise - versa. Looking at this space you can see the layout is focused on that back wall, and the sofa will create the 'room' so to speak. Both a tv and a fireplace need to be placed so I would build a box on the rit out from the corner about 1500mm almost like a fireplace hearth, incorporate the built in fireplace there so the sofa and chaise has room for the heat to enter, then with the remaining wall, have joinery built from the fireplace box across the wall at a shallow depth as much as the window allows, some floating shelves above or leave he tv on the joinery and clad the back wall with horizontal lining boards. This will become your new feature and built in always has a look of luxury no matter what the style.

We have a similar issue with a rectangular room and windows at both ends. Our feature wall is much longer than yours so we have decided that the fireplace will be central and the focal point of the room. We will build in a simple unit to the right of the fireplace (the southern end of the room) and that will house the TV and media materials with minimal open display shelves for a few special things. At the other end to the left of the fireplace, where the floor-to-ceiling north-facing window is, we will have enough room for our great grandfather's handmade beautiful Edwardian bookcase and two comfy reading chairs strategically places at the sunny window. Re couches, we will probably buy a two and three seater, placing the longer one opposite the fireplace and the shorter one in an L position at the TV end. There are only two of us so watching the TV will be from the longer lounge and when we have need of both couches, it will be for visitors and the TV won't be used. We will put down a floor rug that allows a border of our wooden floors to be visible at the front of the couches and smaller coffee tables at the end of each couch. I want a nice clear space between the couch and the fireplace to make the room look less cluttered. This is all in the planning budget for the new year and I'm busy looking now at color schemes and furniture that's suitable for the room size. Good luck with your project. Annie

Talk to a professional. I think there are building codes for steps. A 4" step might be too short and cause people to lose balance & trip. Can you install a longer window? A longer window with seats to enjoy the view? Binoculars on a tripod to encourage viewing or stargazing with comfy chairs, too?

Beside the sequence of events, you need to know the timeline as in how long for each stage. Start selecting your tiles and sanitary wares for your kitchen and toilets as it will take sometime to agree (I am assuming you have to discuss with your family) on the colors and design of the tiles, the type of taps, mixers etc. Also think about where you want to locate your switches and lightings. If you are getting refrigerator with auto ice maker, you need to decide the position as well so your contractor put a water and power point near it. All these take a lot time for decision when you have a few persons to discuss and decide. Dun get into a situation where your contractor tells you they are waiting for you to get to the next stage and put the delay to you and you will be forced to make hasty decisions. Hi yoyo188, that's a very detailed plan! Looks fine with me, except I have a concern regarding the dining area. (The following done with Houzz Sketch function!) Just wondering if some of the guests at the dining table might potentially be facing the shoe rack? Hi. It's a tough one isn't it? First thoughts - I like the fireplace to be centred with a lovely mirror or artwork hung above it so it can be the main feature of the room. The TV could go in the right hand corner at the right viewing height. (Agree that TV's above fireplaces are often too high). As your corner lounge has the chaise on the left side, it would be easy for people to view the TV in the right corner, rather than the left. You will just need to put something in the left corner so that the wall is balanced. Hope that helps.

Thankyou Anniee for your comments. Yes with your larger room it appears to me that you have a nice plan. Yes we will put down a nice rug as well which will make it feel warmer in winter. The only thing I have thought of ( for my house that is) is that if the fire goes in the middle of the room you are less likely to look at it unless it is on..which will be only 3 months of the year where I live. Thus for watching TV every day it would be nice to have it in the centre not tucked away in the corner...I think I am thinking this way as my wife can then see the TV in the kitchen ( which is to the right of the dining table)...decisions decisions! Hi Miss Hayley, yes I do like the look of Woodlands pic and I'm thinking of some floating shelves as well to balance the wall. To me the Bellevue Hill is suited to a large room and also has too many eye distractions especially when you are looking at the TV, Cheers Steve

keep it simple...tv in the middle (best for viewing), gas fire to the left, on an angle out from the wall (u can look at it when the ads are on)..move the cupboard (or whatever it is called) to the right, it's a nice piece, and the photos are good too. It will be under the window, which could make a nice focal point when the curtain is opened. Floor could do with a rug to soften the tiles. A pot plants in a fancy pot that contrasts with the olive green would be a nice touch. I wouldn't go a leafy pot plant, something simple and elegant with long stems (google search should find something)

Lots of traditional terrace houses have compact living rooms with a central fire/surround topped by a mirror/artwork and flanked by built ins w cupboards underneath, shelves above and the tv on one side or the other. Tried and true formula which would work well in your space.
