Need flooring suggestions

I had water damage in my newer home I must replace the floors. I have never liked the cheap laminate so I want to replace it with something different. I contracted suggest I replace with tile but I like the wood look. HELP.

I have been really happy with the new "wood" porcelain and ceramic floors. They are very durable and the new wood grains are wonderful! Some of them come as large as 5' planks. IF you are sticking with the dark (looks very nice) I believe you will be very happy. I am not a huge fan of laminate unless it is for a kids room or a small scale apartment. I have never liked the sound it has when you walk on it. The new porcelain and ceramic feel more like a stone floor under your feet.

This has a hand scraped feel:)

None of it is real wood but porcelain!

David - Thanks! Appreciate that you even drew out the plan. :) You are absolutely right, it's been difficult finding an optimum layout. In fact, our current layout is more or less the same as your plan. Would you have chosen different furniture - a smaller sofa or a different dining table perhaps? (Also, I'm curious: is there a good reason why the architect had the pillar like that?) Mona - Do you mean having a buffet at the entry? I currently do have a sideboard, though it wouldn't fit at the entry - it's about 67" wide by 18" deep. It's currently placed in the middle of the long wall. There's actually still sufficient clearance between it and the 3-seater sofa in David's plan. plague - The household shelter is a local (Singapore) building requirement. Its walls are reinforced and is meant to be a shelter in times of emergency. It can't be removed, and any renovations carried out cannot affect its integrity (there is a list of permitted and prohibited works). Normally it is just used as a pantry or storeroom.

I like large, abstract, colorful art placed at the top of stairs above narrow windows. https://www.houzz.com/photos/94th-street-townhouse-modern-staircase-new-york-phvw-vp~1326739 I like a small terrace to look good from the inside. Not too much furniture. Not too many plants to care for. A small round, wrought iron table + 2 chairs. A large urn in the center of the table with or without a hardy plant will be fine.

HI Evan, I think you have answered your own question. A quick makeover usually involves acquiring some new furniture, change of curtains, fresh lick of paint or simply some new scatter cushions and a plant. It all depends on what you are looking for, how much you want to change and of course more importantly what your budget will allow. You could stretch the budget a little by perhaps painting only one wall and why not do it yourself and make it a little project and save money as well. Money that perhaps could be used for something else. Its not easy to give you an exact idea of a concept or budget unless we know what you want and would like from your space. Your existing pieces of furniture, curtains, art etc will play a huge part. That is if you decide to keep or change what you dont like? Is there some piece of furniture or art that you feel you need or want or would like? Browse through some magazines and scroll online for some great ideas. Gather some ideas and if you still are not certain then heed the help of a professional who might give you some ideas. Whether its a small makeover or a full on renovation, remember that every item adds up to your budget. So make certain of what you would like before you start. I am not sure where you are located in the US but another great resource is www.prosource.net they have showrooms with all different manufactures.
