Hello Cody, If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall. You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary. This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work. Talk to a professional. I think there are building codes for steps. A 4" step might be too short and cause people to lose balance & trip. Can you install a longer window? A longer window with seats to enjoy the view? Binoculars on a tripod to encourage viewing or stargazing with comfy chairs, too?

This is the back house of a 2-on-a-lot project next door. The developer is known for taking liberties, and in this case, it's not clear that he built what he said he would build. I am wondering about two things: Does this look like a house, or a side-by-side duplex? How about the square footage? The lot is 100 feet wide, so this seems to be 80 ft wide, based on the satellite photo. But how deep it is, from front to back, based on the limited information in the photos? How many square feet do you think it is?
