Hello All,

I need advice on the design options for our exterior addition to our house. You will see in the attached picture two options that my husband and I have created. Option A goes to the edge of the lower floor and would require committee of adjustments. It also centres the addition window with the existing garage. Option B is approx. 2 feet from the edge of the lower floor and doesn't require committee of adjustments. However, the window is not centred with the existing garage and is a little off.

I would love feedback on what option you like most and some comments on why. Each design has its strengths and weaknesses, so we are having a hard time choosing.

Any help is greatly appreciated!

from the outside, i think either looks fine. it seems like the biggest difference would be with opt a, you would have a larger room upstairs - and usually people want more space and not less.

Consider altering the choice of window and roof line for option B thereby choosing the path of least resistance (and cost).

Respectively, with this plan is you may be able to pass a small walk out on the addition that could connect with any back decking.

I propose extending the roof to emulate the end point of the garage roof. Then offsetting the window center line to the garage.

Hi Few points: 1. It's not an independent residential apartment. It is a flat in a 25storey block 2. I have attached the floor plan for reference. The entrance is not too huge. 3. It's good to know that you guys have liked the Bathroom & kitchen design. The tiling work is in progress and it has come out well. I will take few snaps and post 4. When I say resort look - I understand and mean a simplistic natural looking design. More towards wood, nature, green, matt finish etc... Hope i am not confusing anyone here 5. Do you think the bathroom & kitchen design gels with what I mean by resort look. 6. The foyer area is a small (not too big) entrance. It's like a passage as you can see in the pics I posted earlier. When you enter you don't see the entire living room rather you see the wall (kitchen wall), where we intend to keep our dining table. Some thoughts on designing that wall is also requested Thanks!

Hi Rubypumps. Unfortunately you have made the common mistake of mixing undertones. I see this a lot as a colour consultant. Mistakes with your hard finishes are the worst kind because they are very costly to change. Right now your walls have a pink undertone and your walls behind the tub and counter are clearly blue grey. Since blue is complementary to pink, it brings out the pink in the tile even more and the clean blue makes the tile look dirty. It may be hard for you to see this, but this is what's happening and this is probably why you don't like your bathroom. Since you chose such a busy mosaic, it has become the boss (and focal point) of the room and I would now keep your other finishes as simple as possible. If you can, down the road, change the beige tile. Because unfortunately, there is no magic colour combination that will make it disappear. Working with what you have, I would most likely go with a more neutral cabinet like Uniboard G21 Viva Walnut. It will help warm up the space. Black is too stark for this bathroom.

I would choose option A. My eye would always be going to the window over the garage and the vertical straight line on the right side and the indented line on the left. If Opt. B, I would move the right wall over the garage to match the left side indent, then center the window over the garage door.

Option A is much more clean. They do not have to replicate the hip ridge on the overhang, they can make it end flush with corner and have a birds box. I can see why they have the options, its because of the outside corner and garage overhang transition. I do not know the extent of your 2 story reno, but maybe ask your builder about not bringing the overhang across the garage or at least explore a rendering without. It will give the house a lot more height. It may not be able to be done because the depth of your existing 1st story cladding (brick, stone) but you could change that also.
