Split down the middle

Need help trying to figure out living/den space in our split level. 13'3" across, 14'7" fireplace to stairs. Stairs come out 5'. Ignore the colors - all getting changed to lovely warm blue-grays and oak flooring and fireplace mantle. (TV replacing mirror). How do I set up the couches? I hate seeing backs of couches but I have no choice, right? Want it very warm, comfy and cozy. All advice and product links welcome!! Thank you!

I would not place the TV over the fireplace. Here is a layout that could work. There are ways to control the glare from the window. There is no problem with placing the sofa in front of radiant tube baseboard heat.

tv should not be over the fireplace. so people have 2 couches face each other but harder to watch tv. back of the couch is where you put the console

I second not having the TV above the fireplace. I'd put it on the wall opposite the windows, with a long narrow stand beneath. If you hate seeing the back of the sofa, it can go under the window. Then place a chair at an angle, facing the sofa in one of the corners (by the fireplace, or by the stairs). Or, if they fit, have a chair on each side of the TV unit.

You should replace them with vertical pickets or glass, and as soon as possible. What you have now is completely unsafe for children. If any opening is bigger than 4" it's dangerous when they're crawling. Their body can fit through, but not their head, they can hang themselves. Plus the horizontal rails are far too easy to climb once they're walking, nothing you add to what's there can fix that. Sorry to be graphic, but it's important.

I would use a white canvas roman shade on the window with an outside mount and mount it exactly the same height as the top of the fabric of the shower curtain. Use the same fabric on the shower curtain and do contrasting banding along the bottom of the roman shade and across the middle of the shower curtain at the same height. You can add other colors of banding from that height down to the bottom of the curtain. You can buy sunbrella acrylic fabric in extra wide panels so you don't have seams on the shower curtain. I did one in a cabin that looked like an indian trading blanket. It was fabulous.

Even if a bathroom is art deco it can still be clean. There are some amazing designs that comprise your minimalist aspirations whilst still reflecting art deco themes. The difference is that one is more "flexible"" than the other... It boils down to how daring you want to be... (and tiles are expensive to buy and replace)

Is that electric baseboard heat? You can't put the sofa under the window with that heat, and the light coming through the windows will make the tv hard to see because of glare if you put it on the long wall. How do you feel about putting the tv on a stand angled by the door, with a sofa on the long wall and chairs next to the fireplace?

Thank you all so much (especially for the layout!!!) already so helpful for me. We are removing the baseboards so that won't be an issue. Only problem was we were also going to extend the house and take down the wall (where it is reccommended to put the TV) and have the banister go all the way across (to open the hallway). If we remove the top of the mantle, still bad to put the TV above fireplace? I know that's usually a no-no but I didn't think I had a choice.

I think symmetry may win in this situation. Perhaps consider two sofas facing each other, or a grouping of 4 arm chairs. Lovely space!

I would consider creating a better staircase area for the split level. If there's enough space, you can create something like this below.

My guess is when your have your living room arranged with sofas and accessories then the staircase is going to become a non-issue. Right now, it's all there is so it jumps out at you.

Spend the money on two great new sofas, drapes and art instead of the stairs. Those will create the look you want to present.
