Total project cost was about 65K. We worked closely with this client to splurge on certain things and save on others.

Well, I've been renovating this house for now on 12 years on and off, and the stress at times can be real tough. Most of it is due to the person who is helping me renovate. Their lack of communication skills and doing what they think I want rather than sticking to the budget and/or plan is a bone of contention. So, I think it can be a stressful situation but not if you clearly have someone working with you not against you all the time! (The person has Asperger's and it's really hard to keep him on task and not tangent off....sigh.....getting there though!) Ask ask and ask around, check reviews online, ask to look at their work of the tradies, if you are going to use them. Plumbers, plasterers will often give you a reduced rate if you do some of the leg work yourself, like prep walls, or get all the pipes etc together. Have a clear understanding where you are going and have a time frame and try to stick to it. DO NOT start renos in late summer when the weather is still good, the weeks run away real fast and soon it is dark and changeable and the project not finished!

I'm not a pro (and I hope a real designer answers your question), but here's how my family does it in Singapore: 1. Get rid of things. Don't fall prey to sunk cost fallacies. Just because you bought a piece of furniture or a bunch of clothing or books or toys or whatever, doesn't mean you need to keep them if they are no longer working for you. You can sell stuff on Carousell or donate them to needy people. Sometimes not having those things will provide more value, by freeing up space, than the false belief that you need to keep things around because you paid for them. 2. Everything should be multi-function. Especially here in Singapore, everything should have multiple uses. Your bed can lift up to provide storage. Your book shelf can also be your entertainment stand. Your coffee table can double as a breakfast nook or homework table. No tool in your kitchen should be a one-job tool (for example, if you have a blender, a food processor, a spice grinder, an immersion blender, a coffee grinder and a mortar and pestle - maybe it's time to clean out the kitchen cabinets). 3. Rotate toys We have a baby at home and try really hard not to accumulate too many toys. To do that we have two toy bins. Every two weeks we switch the bin that's in rotation, so every two weeks our baby gets "new" toys that he hasn't seen for a few weeks. That allows us to keep the total number of toys to a minimum and he seems to be pretty happy (and hasn't caught on to this trick yet). Hope that helps some. Hi Bob Chavez, when one does any alteration and addition (AnA) or renovation, certain existing elements in the property are professionally checked to bring them to a safe and legal compliance standard. Often the rewiring of the property is part of the renovation process so as not to incur any extra cost doing this separately at different intervals. Of course, the actual rewiring or possible re routing of electrical points is done by a qualified electrician and all other work would be carried out by your appointed contractor. Rewiring often forms part of the first phase of any renovation work. This is done so that your contractor is able to plaster over all points that have been moved or changed. You contractor would advice you to hack your walls first and then engage an electrician and complete his rewiring and thereafter contractor continues with his part of the work. Usually the contractor handles and communicates with his electrician and plumber. I am assuming you asked the question as you have engage an independent electrician to do the rewiring. My advice to you is to engage one reputable contractor who will handle everything as often the overlap of work becomes an issue as the project progresses. Yes, but the exterior work was minor in comparison. We spruced up the front porch. However, a back porch addition is the next planned project.
