first time owner porch renovation ideas...

hello all,
So last November the right side of my steps broke and I'm not sure when the left side will follow suit. I'm trying to figure out the best thing to do, the front lacks curb appeal but I like the trees because they provide some privacy.

I was considering having wooden steps installed, power washing, sealing all foundation cracks and painting the bottom of the house.

what are your thoughts and recommendations? Wood or another material? what would be a nice color to make the house pop(look nice)

Not wood. If you are going to replace, have new concrete steps formed and then face in brick or stone if you prefer that look.

And have them replace that cheesy little brick retaining wall while they are at it :-)

You can check out the outdoor floor tiles like the Scala (Google Snap and Go tile) which are easy to piece additionally on the ground for a new look. ;) I saw another brand here, http://list.qoo10.sg/item/OUTDOOR-TIMBER-FLOOR-TILE-SINGAPORE-SELLER-100-AUTHENTIC-BEAUTIFUL/482453309 (not sure where this brand is from but they all work the same). They even have faux grass, stones as well as timber. Definitely easy to DIY, and you can combine different surfaces together if you want (stones and wood combo for example).

Integrating balcony with the living room

I will include the picture once I collect the keys to the apartment. The apartment is 1400 sq ft. and it is located on the 16 th floor. The living room and the balcony floor is at the same level. The French doors, which I intend to remove, separate and protect the living room from the open balcony. But the current owner had installed aluminum casement windows at the balcony. These windows I think will provide sufficient protection from the elements, hence the idea of doing away with the French doors. The authority would not allow us to remove the three feet high concrete wall of the balcony. The idea of the platform (a) to differentiate the living room/balcony boundary, (b) to raise the floor height so one can drink tea at the balcony and admire the view too.

Hi Dagobert Duck (interesting name), I am assuming that this is a townhouse in Asia, as you mention the dry kitchen and wet kitchen (terms used mostly in Singapore) and also from the visible lift on the plan that you shared. I would definitly advice you to keep the dry kitchen and place the dining table close to the dry kitchen or close to the bay window on the left. The space here is rather large and can easily accommodate a regular 2 metre table with 8 chairs. If you are concerned about the view of dining table as you enter the house, you could always place a round table near the entrance to block off the view. I agree with Elaine about placing the furniture away from walls. Place a bunch of fresh flowers or art/sculpture above the round table like in a hotel entrance. So the the first view you see when you enter the house is the table with flowers. Its difficult to give you any further advice as we have no idea what your final vision of the place is? Is this a duplex? I am confused by the need for steps on each side. Where is the entrance?

@emmarene- it's not a duplex the door is on the right side with the broken steps. I just got home and took 2 pictures of the door that I'm thinking of sanding and repainting.

Depending whether it's a duplex or not... one set of wood stairs, repaint the foundation, some nice landscaping a la dig dougs designs, and turn it into a usable porch
