Difficult kitchen layout

We will be completely redoing our kitchen and I’m having a very hard time coming up with a layout I like.

I’m open to moving pretty much anything around (we are fine with moving some electrical or plumbing) but I really want the sink under the window and the dishwasher next to the sink.

The only appliance we aren’t replacing is the fridge so different styles are fine.

If the door leads to a pantry that could be removed...i would straighten out that wall..add more cabinetry and turn the island into as big a rectangle as would fit...

Awww...a baby. :)

We need an overhead plan, with measurements; all doors, windows, and adjacent rooms marked, and anything that can't be changed noted.

Hi Charlie, Hope these two suggestions work. The first one is similar to your initial idea, I just changed the orientation of your sofa and TV console. I suggest a modular sofa where you could make it L-shaped or two separate love seats whenever you like. Where you put your island looks like a good place; least amount of reno/hacking! PS I used Sketch's sticker functions to put in the furniture.

Hi Miaw, ok your plan looking good. some comments. 1. would you consider a smaller foyer. some suspense at entry before the wow moment 2. island can be bigger where you can put your sink and some stools. 3. I think some walls not necessary to make it feel more space 4. that store room blocking the window, would you like to open this to bring more natural light, fresher by cross ventilation air moving from one window and out to other. 5. the common bathroom is outside at wet kitchen really? Anyway I think that open kitchen would be fabulous with some rich stone finish !

Hi Is your kitchen a 12x12? Would you consider making the fridge area your pantry and the pantry your fridge?

We need the measured floor plan on graph paper with all measurements noted in feet and inches, all windows, doors, pantry and other openings shown. Tell us what rooms are located next to the space.

@claire larece Yes, that is something that we've talked about. It would help to disguise the header for the stairs to the right of the fridge.

Thanks, everyone! Now, to answer your questions:

The bathroom is behind the wall oven is on

The kitchen is an open concept with the dining area/living room.

I would like to keep the very basic design of an L-shaped kitchen with an island. The caveat is that the entranceway needs to be a little larger- it is quite cramped with the second level of the island and that banister!

I would also like to keep the sink centered under the window but that can most likely be moved.

Ceilings are 8'

The only appliance we are keeping is the fridge- 70" tall x 33" wide x 32" deep.

Basically, you have a space which is 151" x 142". I'd get rid of the corner pantry, and use a range, rather than separate cooktop and oven. M/l switch the fridge with the pantry, and put a DW to the right of the sink. (I took the lazy way out, and included the pull-out pantry, but a custom tall pantry could be built to use most of that odd space.)

If you must have a separate oven, it could go in the island, and there would still be space for a MW drawer. I put one seat on the end, for someone to sit and visit. The aisles between the fridge and island, island and gate, and island and sink counter are the NKBA recommended minimum of 42".

You lose the step-in pantry, but the kitchen is less crowded. If you are using custom cabinets, a shallow cabinet could be built across the back of the island, to hold canned goods and small boxes.

Because it sounds like you want to close off the existing upper staircase and rerouted towards the dining/ living area.. am I wrong?

mama goose improved my layout greatly, I am not done with my Reno, I'm still doing rough in, is a very slow Reno what I have going, but I can tell you she rock's.

An island .if possible ...will allow much better access to the kitchen..and more options for the use of the counter top

@claire larece: moving the stairs is an interesting idea. I wouldn’t have come up with that. I really like the way the kitchen would be it’s own space in your layout. However, I just don’t see how it would work with the rest of the livin/dining space.

You're welcome. Wow, whoever came up with that DW/island was thinking outside the box. ;) Since you already have supply lines and a drain, you could include a small prep sink on the island--if you don't use both MW drawer and UC oven.
