Design Dilemma Furniture Living Room

What is a good furniture layout for this awkward open living room?

I have an open living room that I'd like to refurnish but I'm struggling to figure out a good furniture layout. I think I'm finding it difficult because we have a fireplace and TV that I would like to be the focus of the room, but we also have a hallway, entryway, staircase, and opening into the dining/kitchen area that I need to steer clear of. I originally had the TV above the fireplace which made the layout more amenable, but I quickly realized that it is not comfortable to watch TV that far above eye level. I feel like the layout pictured only utilizes about a one-third of the available floor space and is leaving too much wasted space. I appreciate any suggestions!

wow, that is a difficult room. first thought was tv over the fireplace-then reread and understand the issues. i honeslty cant see how you can arrange this as 1 seating area. only suggestion i have is to put some sort of corner wall unit/divider up against the stair railing, with a large tv there inb the corner. And then place a corner lounge next to the fireplace, where the tv currently sits. That way you can still be sitting near the fire, and watch TV, and keep the doorweays clear! Still not ideal though. If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall.

You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary.

This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work.

Hi, Could you add a pic of the lounge area outside bedrooms? There seem to be too many palettes of colours within furniture from white tv cabinet to dark brown book shelf to light brown dining to black/blue/beige sitting pieces. Tie up sitting by adding few cushions in possibly black/white/blue combo. Extend sitting area of living through the entire span of AC wall. You need a larger rug for this space. Angle dining table between 30 to 45 degrees with long length between detached counter corner to bookshelf end towards lounge. This will add the flow to lounge. Add a table runner along the centre of the long length. You need larger artwork pics or a collection of art pieces on living room wall behind beige sofa. Lounge can have a console and wall with a composition of family picture frames to personalise space. Remove blue artwork in the last pic. Instead, you can add a composition of wall shelves with artefacts on them or wall hooks with hanging artefacts. Rugs, table lamps, floor lamps and few bold decorative pieces will add the required warmth. A round centre table in the living room can be good.

You are so right @decoenthusiaste the view is beautiful and one reason why I chose the apartment. the room is longer than it is wide, and I wanted the kitchen/bar to be included in the seating so the attached pic is how I was planning to lay it out. @cdrdesign I can't/change the table, its a gorgeous mahogany piece I had custom made and one I see keeping for some years yet! I dont plan a TV in this room, will put it in another room. This room in for living and entertaining guests. Sorry I dont have layout software, so you will have to make do with my scribbles using powerpoint! Could really do with help on choosing the light fitting in place of the central fan- what would look nice here or should I wait till the furniture gets here to choose the light to match?

Hi yoyo188, that's a very detailed plan! Looks fine with me, except I have a concern regarding the dining area. (The following done with Houzz Sketch function!) Just wondering if some of the guests at the dining table might potentially be facing the shoe rack?
