what are the specs as far as height of flue. Maximum height of build out, surround. We are looking for low profile fireplace so we can enjoy our view above fireplace. The best weve found is 48-50 inches. a bit too high to see over. thanks

Below I attached some clearances for this unit. If this one won't work for you I can try and find another similar in look and size that might have better clearances for you.

Hi Few points: 1. It's not an independent residential apartment. It is a flat in a 25storey block 2. I have attached the floor plan for reference. The entrance is not too huge. 3. It's good to know that you guys have liked the Bathroom & kitchen design. The tiling work is in progress and it has come out well. I will take few snaps and post 4. When I say resort look - I understand and mean a simplistic natural looking design. More towards wood, nature, green, matt finish etc... Hope i am not confusing anyone here 5. Do you think the bathroom & kitchen design gels with what I mean by resort look. 6. The foyer area is a small (not too big) entrance. It's like a passage as you can see in the pics I posted earlier. When you enter you don't see the entire living room rather you see the wall (kitchen wall), where we intend to keep our dining table. Some thoughts on designing that wall is also requested Thanks!

Beside the sequence of events, you need to know the timeline as in how long for each stage. Start selecting your tiles and sanitary wares for your kitchen and toilets as it will take sometime to agree (I am assuming you have to discuss with your family) on the colors and design of the tiles, the type of taps, mixers etc. Also think about where you want to locate your switches and lightings. If you are getting refrigerator with auto ice maker, you need to decide the position as well so your contractor put a water and power point near it. All these take a lot time for decision when you have a few persons to discuss and decide. Dun get into a situation where your contractor tells you they are waiting for you to get to the next stage and put the delay to you and you will be forced to make hasty decisions. Yes the pillar looks nice with beige/soft eg. off white, cream, sandy colour walls definately look better. Adding a dim spot light around cornice brings out the room to more luxurious look. Change the window to wide grills in white and definately cream colour curtains. Good to go
