Renovation: how to get started? Such a big animal

Hi guys, I'm a twentysomething planning for my future home. Sure I have older friends that are crazy about interior design, but as a reference point, my parents have never renovated our family home, nor saw the need to do so.

I'm not interested in home design per se, but I guess it is inevitable if I want to think of starting my own home.

Has anyone been in the same situation?

HI Luke, I like the photo you have chosen. Can you say what you like about it? It looks very industrial and a bit cold to me. But i know some people like that.

Hi Rachel, yes I know not many people like this kind of style. As mentioned, I don't feel very strongly for it, but i feel that this style is the most unpretentious and honest. Straight to the point, very functional. Not sure if I am explaining it properly, as I have no design background.

work out the wall space you want to cover, measure this on the floor. then start laying out our design within the space on the floor to create your design. There has to be lines running through the collage so there is a method to the madness- we don't want a messy looking arrangement, there must be a flow. You can line up the matts with outside edge of other frames etc. Layout all of your pics on the floor and mix up the frame styles and sizes amongst your layout. Take photos of your layout and then start hanging. My tip is don't start hanging until you have your plan 100% !!! lots of neck stretches too! i recently put together this collage and need a neck massage afterwards ;-)

Is renovation more stress than it is worth?

Well, I've been renovating this house for now on 12 years on and off, and the stress at times can be real tough. Most of it is due to the person who is helping me renovate. Their lack of communication skills and doing what they think I want rather than sticking to the budget and/or plan is a bone of contention. So, I think it can be a stressful situation but not if you clearly have someone working with you not against you all the time! (The person has Asperger's and it's really hard to keep him on task and not tangent off....sigh.....getting there though!) Ask ask and ask around, check reviews online, ask to look at their work of the tradies, if you are going to use them. Plumbers, plasterers will often give you a reduced rate if you do some of the leg work yourself, like prep walls, or get all the pipes etc together. Have a clear understanding where you are going and have a time frame and try to stick to it. DO NOT start renos in late summer when the weather is still good, the weeks run away real fast and soon it is dark and changeable and the project not finished!

Beside the sequence of events, you need to know the timeline as in how long for each stage. Start selecting your tiles and sanitary wares for your kitchen and toilets as it will take sometime to agree (I am assuming you have to discuss with your family) on the colors and design of the tiles, the type of taps, mixers etc. Also think about where you want to locate your switches and lightings. If you are getting refrigerator with auto ice maker, you need to decide the position as well so your contractor put a water and power point near it. All these take a lot time for decision when you have a few persons to discuss and decide. Dun get into a situation where your contractor tells you they are waiting for you to get to the next stage and put the delay to you and you will be forced to make hasty decisions.
