Reno - what are the steps?
Comments (6)First thing you need to understand is the scope of the project and what your abilities and experience will cover. Do you have any experience managing a construction project? Have you ever scheduled a construction project? Have you drawn up a trades (i.e. framing, plumbing, electrical, mechanical, etc., etc..) contract? Have you ever dealt with the permitting office in pulling permits? Have you ever inspected any construction for quality and compliance to the design documents? Have you ever dealt with inspections or construction deficiencies and had to resolve them with the sub-contractors? If you can't answer yes to all these questions, then you're venturing into a field you know little or nothing about. Any mistakes or stumbles you make in your learning curve are most likely going to be costly in both time and your budget. There are some projects that are DIY level.......there are some that would best be left to those of us already having the background and experience. Let me give you an example. I have an oak tree beside the house I'm renovating. It sits about 12' from the end of the house and has at least a 30' radius drip line which means it extends out over the roof of the house. Having spent a number of years of my young life on a ranch and farm, I know how to drop trees. I know how to operate a chain saw safely without loosing a limb or making a quick trip to the ER. From years in the construction / design field, I know how to operate a high lift ......... but even I know that the task of removing this tree is beyond my level in spite of my willingness and wish to save the $3500 I've been quoted. There are some things best left to the pros. Besides, If I drop a 14" diameter limb on the roof, I would never hear the end of it from my wife. Based solely on the questions you asked, I would highly recommend that you hire an Architect to help you with the design and your budget. Comments (8)Hi Angry Singaporean, We feel for you and share the same sentiments. In the name of 'progress' we see many old buildings and and also many green/forested areas being torn down and cleared for new much need housing and office space. Its easy for us to blame the govt board to be insensitive to our heritage areas and conservation of old buildings especially when architecture like this has been gazetted as a conservation structure. Lets hope that URA will not tear down this building but try and maintain a fine balance and keep the facade of the building at least and build whatever required monstrocity they want behind it. By incorporating our past and future perhaps we can maintain that fine balance. Whilst, i see the reason for URA to re purpose this area for the North South tunnel works, on a personal note, i dont see why we need more commercial buildings in the area as there are so many empty spaces at the moment along the whole stretch of Selegie Road. It would be a shame to erect yet another building at sky rocket prices and pass costs on to tenants. I am a die hard fan of "mum and pop" shops. I frequent them even if i dont have anything at all to buy and always buy something. The nostalgia of these establishments remind us of who we are and where we belong. Otherwise its all the same tenants all over the city from Orchard to Woodlands. Perhaps URA could investigate on new building and architectural technology to conserve the building facade somehow. Comments (10)Hi Mr Razis, your partner's layout of sofa seems more reasonable, afterall you want to face the TV when watching it :) I also like the idea of removing the balcony as it somehow gain more living space, and regularise the Living Room without a cut-off corner. This corner could be converted for mini hobby area with 2 small simple polypropylene chairs & a coffee table. Do not be put off by the column, I think it outweighs it's benefits. On your extended Kitchen, you could add in a L-shape custom-made bench seating as a breakfast or simple dining area. With chandelier/pendant as the final touch, I am sure this would become the 'heartland' during family gathering. Enjoy your renovation.
