Living Room Design Dilemma

living room layout?

These are photos of the model home that we are building. We will have medium light/warm matte wood floors with a bigger and more traditional style white mantle fireplace.

How should We layout the couches. Should we have two couches across from eachother like this with chairs? Or a big sectional? Next to the living room is the open concept dining room then the kitchen in an L shape.

I like two couches with chairs. Sectionals are not very easy to decorate around.

First think about how you will be using this room - is it for entertaining friends and family? or will there be a television there, and your main family space?

Those questions will lead you in your choices for furniture arrangement & pieces needed.

Hello Cody, If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall. You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary. This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work. Dear Nicholas, firstly when will you be collect your house key for your BTO Flat. Are you looking for interior Designer or Contractor to renovate your house. Before that ask yourself, whether is the house you collecting, is it a standard or Premium flat?. How much Budget are you intending to spend on your house renovation. You have all these answer, I can give you some advise Q1: as for your sofa, how many seater sofa would you be intending to getting for your new house?. Q2: are you okay, if we do a half-wall TV Console?. Q3: How many seater of Dining Table are you intending to be getting & do you want to have excessive walking space around the area?.

Thanks for making the time to follow up with my question. I suppose i could have an alternative scheme where the TV is at the bookshelf wall and on the opposite wall to fit a right angle 3+2 seater sofa facing the TV instead. Can i fit in a 1.2m round dining table in that dining space ? There will be custom made fittings e.g. shoe cabinet, tv console, work desk, book/display shelf. May i also check with you on your fees if i do intend to have a fuller drawing plan of the layout and the fittings ? Thank you.

We will have a Samsung frame TV over the fireplace. And used to entertaining as wel, since my parents health and divorce I’m the main gathering house for holidays now
