Hello Cody, If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall. You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary. This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work. I would get rid of that pendant. Here's one link to industrial pendant lights http://www.houzz.com/industrial-pendants Pick a light that you like and show it to your landlord. I bet she/he will say yes to your suggestion since pendant lights can easily be changed. In fact, if there's already a really secure junction box there already i bet they may even go with a ceiling fan light combo if that's what you really want

No lah, it's important your hubby has his own relaxation area just like you'd have your lounge area. :) Sometimes we need to have our own spaces. Does your hubby not want the entertainment system to be in the living room? If you're worried about the sight of electronics marring your decor, your ID should be able to come up with clever spaces/tricks to store consoles and hide wires. Here's the arrangement in my home: our tv, soundbar, subwoofer and PS4 are in the living room. Having them in the living room comes in useful for guests if we all want to watch a movie, or if they sometimes want to have a go at the PS4 (I sometimes play too!). In our bedroom, we have a Wi-Fi speaker (that integrates with the sound system in the living room) and a PC with a huge desktop monitor for my hubby's PC games or general computer usage. But all the appliances are not an eyesore at all because they're sleek and my hubby is very neat when it comes to cable management. Anyway, think about your routine and imagine yourselves using the spaces you want to create to get a better idea of how to create them. :)

Before that ask yourself, whether is the house you collecting, is it a standard or Premium flat?. How much Budget are you intending to spend on your house renovation.
