4-room flat space planning dilemma

Hi, we just got our 4-room HDB resale flat. We wanted the common toilet to be easily accessible by guests instead of walking a long route. We also need a big closet / wardrobe for our clothes, just 2 pax staying in. Not sure how we can achieve this and still have a TV screen in the master bedroom. Any advice?

HI -- Great windows !! Full white drapes right across the whole window wall , full length ceiling to floor and wall to wall . Long low 3 or 4 seat sofa or square sectional in white (leather or fabric ?) and a swivel chair or two in black (leather or fabric ?) Have the sofa and chair-s in either material just not both the same . A long reclaimed /distressed wood dining room table -- you need the wood for a bit of warmth in the room. Modern white and chrome chairs and maybe two funky statement chairs for each end of the table.Too cold and flat looking to have total black and white. An area rug for living room area -no rug under dining room table. The area rug could be one with a salt and pepper texture or a chevron pattern or similar . Then silver accents as in side table bases with glass tops and lamps . Then some big colorful modern art.

Yes you do have to. You have to put aside budgets for - Furniture (e.g sofas, chairs, tables etc.) - Appliances (stove, hood, hob, oven, refrigerator, fans, washing machine, dryer, TV) - Air-conditioning (installation and the aircon itself) - Soft furnishing (throw pillows, rugs, lamps) - Lighting - Fixtures (tiles, built-in cabinets, built-in wardrobes, false ceiling etc.) - Painting - Interior design and construction fees (if you are hiring someone). In my experience, the fixtures, appliances and furniture adds up to the bulk of the cost. I have a 5-room BTO too, without tiles, and it cost about 30,000++, but only because we did not do false ceilings, and lighting, and spent most of our money on the appliances. We also relied heavily on soft furnishings (rugs) and designerish furniture to liven up our space.

Hi Miaw, ok your plan looking good. some comments. 1. would you consider a smaller foyer. some suspense at entry before the wow moment 2. island can be bigger where you can put your sink and some stools. 3. I think some walls not necessary to make it feel more space 4. that store room blocking the window, would you like to open this to bring more natural light, fresher by cross ventilation air moving from one window and out to other. 5. the common bathroom is outside at wet kitchen really? Anyway I think that open kitchen would be fabulous with some rich stone finish !
