This family room was originally a large alcove off a hallway. The TV and audio equipment was housed in a laminated 90's style cube array and simply didn't fit the style for the rest of the house. To correct this and make the space more in line with the architecture throughout the house a partition was designed to house a 60" flat panel TV. All equipment with the exception of the DVD player was moved into another space. A 120" screen was concealed in the ceiling beneath the cherry strips added to the ceiling; additionally the whole ceiling appears to be wall board but in fact is fiberglass with a white fabric stretched over it with conceals the 7 speakers located in the ceiling.

This 1925 Jackson street penthouse boasts 2,600 square feet with an additional 1,000 square foot roof deck. Having only been remodeled a few times the space suffered from an outdated, wall heavy floor plan. Updating the flow was critical to the success of this project. An enclosed kitchen was opened up to become the hub for gathering and entertaining while an antiquated closet was relocated for a sumptuous master bath. The necessity for roof access to the additional outdoor living space allowed for the introduction of a spiral staircase. The sculptural stairs provide a source for natural light and yet another focal point.

This Westlake site posed several challenges that included managing a sloping lot and capturing the views of downtown Austin in specific locations on the lot, while staying within the height restrictions. The service and garages split in two, buffering the less private areas of the lot creating an inner courtyard. The ancillary rooms are organized around this court leading up to the entertaining areas. The main living areas serve as a transition to a private natural vegetative bluff on the North side. Breezeways and terraces connect the various outdoor living spaces feeding off the great room and dining, balancing natural light and summer breezes to the interior spaces. The private areas are located on the upper level, organized in an inverted “u”, maximizing the best views on the lot. The residence represents a programmatic collaboration of the clients’ needs and subdivision restrictions while engaging the unique features of the lot.
