Dyna BuildersClean and simple define this 1200 square foot Portage Bay floating home. After living on the water for 10 years, the owner was familiar with the area’s history and concerned with environmental issues. With that in mind, she worked with Architect Ryan Mankoski of Ninebark Studios and Dyna to create a functional dwelling that honored its surroundings. The original 19th century log float was maintained as the foundation for the new home and some of the historic logs were salvaged and custom milled to create the distinctive interior wood paneling. The atrium space celebrates light and water with open and connected kitchen, living and dining areas. The bedroom, office and bathroom have a more intimate feel, like a waterside retreat. The rooftop and water-level decks extend and maximize the main living space. The materials for the home’s exterior include a mixture of structural steel and glass, and salvaged cedar blended with Cor ten steel panels. Locally milled reclaimed untreated cedar creates an environmentally sound rain and privacy screen.

zpd+a and roomTEN designDark floors ground the space while soaring curved ceilings bounce light throughout. The low cost,. high impact kitchen was designed to recede, creating a wide open home available for entertaining. Steel shelves anchored to the header above provide ample storage for fine glassware. The rolling island can be positioned as required.

OVERARCHBedroom is given warmth and character by exposed brick walls, wood burning stove, and hardwood floors.
MSR DesignVarying the pattern of the wall installation and the texture of the wood itself provides a counterpoint to the cabinetry on the other side of the room and creates a beautiful backdrop for the client’s displayed artwork.

Studio D - Danielle WallingerPrincipal Designer Danielle Wallinger reinterpreted the design
of this former project to reflect the evolving tastes of today’s
clientele. Accenting the rich textures with clean modern
pieces the design transforms the aesthetic direction and
modern appeal of this award winning downtown loft.
When originally completed this loft graced the cover of a
leading shelter magazine and was the ASID residential/loft
design winner, but was now in need of a reinterpreted design
to reflect the new directions in interiors. Through the careful
selection of modern pieces and addition of a more vibrant
color palette the design was able to transform the aesthetic
of the entire space.
Marie Burgos DesignEstablished in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse Old World character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. The design reflects a tailored “old world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance.
This kids' bedroom design has been created keeping the old world style in mind. It features an old wall fabric world map, a bunk bed, a fun chalk board kids activity table and other fun industrial looking accents.
