Comments (2)Hello Cody, If the TV isn't going on the mantle wall than the only other available wall is the 13'5" wall. You might think about moving the TV to this wall and balancing it with art or plants. Your sofa can be turned with its back to the entrance/stairs and a small console table can be placed behind it to act as a visual stop. Your chair can be placed where the sofa currently sits or you could add a pair of new chairs to this area near the stair alcove which would create a smaller seating cluster there. Small benches could be placed in front of the fire for additional seating, when and if necessary. This one is a challenge, but if you don't mind the TV as focal point and the sofa perpendicular to the fireplace, this could work. Comments (16)Thanks, lefty47. This is an older home, and just as One Plan guessed it is a soil stack from the upstairs bathroom. You are probably right that the cost of a custom solution may outweigh the benefits. Another idea I had, along the lines of the worktop bin suggested by One Plan, is a recessed spatula and long-handled utensil holder. I found out that Lee Valley sells motorized tv lift kits like the one used in the video above. It would be a matter of getting the contractor to build the box to go on the lift. I'm still a bit hung up on the idea, though it probably falls into your cost-outweighs-benefit category! Comments (2)Hi Alice, that's a really good question - challenging dilemma with a strong limitation (no hacking!) but I believe workable. Would you consider making changes to the backsplash? Adding some strip lighting will help too. Given the pink checkered floor tiles cannot be changed, I'd favour going for very neutral and clean looking cabinetry - to reduce visual clutter and bring in some harmony. Regardless of colour of finish choice, I prefer cabinetry that's not see-through. Comments (15)Hi Miaw, ok your plan looking good. some comments. 1. would you consider a smaller foyer. some suspense at entry before the wow moment 2. island can be bigger where you can put your sink and some stools. 3. I think some walls not necessary to make it feel more space 4. that store room blocking the window, would you like to open this to bring more natural light, fresher by cross ventilation air moving from one window and out to other. 5. the common bathroom is outside at wet kitchen really?
