Comments (19)Hi, Could you add a pic of the lounge area outside bedrooms? There seem to be too many palettes of colours within furniture from white tv cabinet to dark brown book shelf to light brown dining to black/blue/beige sitting pieces. Tie up sitting by adding few cushions in possibly black/white/blue combo. Extend sitting area of living through the entire span of AC wall. You need a larger rug for this space. Angle dining table between 30 to 45 degrees with long length between detached counter corner to bookshelf end towards lounge. This will add the flow to lounge. Add a table runner along the centre of the long length. You need larger artwork pics or a collection of art pieces on living room wall behind beige sofa. Lounge can have a console and wall with a composition of family picture frames to personalise space. Remove blue artwork in the last pic. Instead, you can add a composition of wall shelves with artefacts on them or wall hooks with hanging artefacts. Rugs, table lamps, floor lamps and few bold decorative pieces will add the required warmth. Comments (3)The tile person should be able to demo and replace the tile. Most should know how to do drywall sufficiently enough to clean up their own mess. Most wallpaper people also patch walls and paint. There will be other things that need to be done, but between those two people they can lead you in the right direction. Just make sure to get this information before you start with a clear understanding of what those two are willing to do, and have it all planned out ahead of time. You have to put aside budgets for - Furniture (e.g sofas, chairs, tables etc.) - Appliances (stove, hood, hob, oven, refrigerator, fans, washing machine, dryer, TV) - Air-conditioning (installation and the aircon itself) - Soft furnishing (throw pillows, rugs, lamps) - Lighting - Fixtures (tiles, built-in cabinets, built-in wardrobes, false ceiling etc.) - Painting - Interior design and construction fees (if you are hiring someone). In my experience, the fixtures, appliances and furniture adds up to the bulk of the cost. I have a 5-room BTO too, without tiles, and it cost about 30,000++, but only because we did not do false ceilings, and lighting, and spent most of our money on the appliances. Comments (2)Hi 4eva zx, If you're only occasionally using the guest/study room as a place for a guest to sleep, then you should prioritise being able to use it as your home office. That said, you'd be better off having a more comfortable and convenient desk, rather than one where you'd have to climb up and down a platform, and possibly roll off it if you're using an ergonomic chair. A short-term guest would be well-served by a single-sized sofa bed, which you can also enjoy as a reading lounge when there is no guest. The broken lines indicate the sofa bed when unfolded – not ideal as it would block access to the wardrobe, but it shouldn't be an issue for occasional use. The best use of this room would be for you to enjoy it as much as possible. You could even install some overhead bookshelves in the corner above where you planned to put the desktop.
