Complete renovation of an unfinished basement in a classic south Minneapolis stucco home. Truly a transformation of the existing footprint to create a finished lower level complete with family room, ¾ bath, guest bedroom, and laundry. The clients charged the construction and design team with maintaining the integrity of their 1914 bungalow while renovating their unfinished basement into a finished lower level.

The home is a classic mid century modern overlooking Lake Oswego. The master bath is cramped and outdated with lots of monochromatic plastic laminate and a very small mildewed shower surround. The client wanted to increase the size of the shower and update the bathroom in keeping with the architectural style of the rest of the house. Of course, budget was a concern as well. We were able to double the size of the shower as well as removing the dropped ceiling which used to house the bath fan. The new shower surround features a separate fixed head and handshower, porcelain tile with glass “bullet” accents and a niche for storage. The new wall mount vanity, medicine cabinet and light valance were custom built to match the teak room dividers that run through the kitchen and living room. A new Marmoleum floor and updated plumbing fixtures provide the finishing touches. The finished product accomplishes the client’s goals and fits seamlessly with the rest of the house. A residence designed for informal gathering and relaxation on a quiet cove near Acadia National Park. Conceived of as a compound of connected gathering spaces with adjacent private retreat spaces. The "village" of structures is designed to open and close seasonally with large sliding barn doors. These also modulate light, air and views into and out of the cottages. Carefully positioned to take advantage of the rich variety of views and sloping topography, the cottages have integral terraces and retaining walls to negotiate the undulating land-form. One arrives at the high point of the site and the long barn axis and navigates between the cottages to the main entrance. Once inside, the home deliberately reveals unique views to the ocean, mountains and surrounding spruce forest.

Manuel Pinilla acomete la reforma integral de una vivienda en el barrio sevillano de Nervión. Se trata de una casa pareada de los años 60 del arquitecto Ricardo Espiau con ciertos rasgos regionalistas que se han mantenido a pesar de las intervenciones que ha sufrido con el tiempo, incluyendo un anexo añadido al fondo de la parcela. Pinilla decide redistribuir la planta alta para conseguir dos baños donde había uno y dejar el suelo de esta planta al mismo nivel eliminando los escalones existentes.

Drama in a small space! Elegant, dimensional Walker Zanger tile creates a dramatic focal point in this sophisticated powder bath. The rough hewn European oak floating cabinetry ads warmth and layered texture to the space while the crisp matt white quartz countertop is the perfect foil for the etched stone sink. The sensuous curves of smooth carved stone reveal a patchwork of Japanese sashiko kimono pattern depicting organic elements such as waves, mountains and bamboo. The circular LED lit mirror echoes the flowing liquid lines of the tile and circular vessel sink.
