Houzz Tour: Quiet Luxury Speaks Volumes in This Loft Renovation
A neutral palette using natural and nature-inspired materials highlights the airy architecture and treetop views
With the five-bedroom loft apartment located in a new development, architect Lim Ai Tiong, principal designer of Lim Ai Tiong Design, aimed to prevent wastage by minimising demolition and the changing the material finishes. “The idea is to enhance the look,” he says. “The apartment has a very nice view out to the tree tops, so we wanted to keep the space simple and uncluttered”.
A major change in terms of spaces was suggested by Lim: swapping the order of the dining and living areas to take advantage of a double-height wall (pictured here is the final swap). By swapping them, “the living room gets the wall space for the TV unit”, says Lim.

With the swap, the living area enjoys a convenient, casual connection with the eat-in kitchen. In keeping with the idea of minimising wastage, Lim didn’t change the kitchen. However: “We added many additional cupboards and storage solutions,” he says. The generous amount storage helps to keep the apartment uncluttered.

The owners planned to occupy the bedrooms on the second level of the loft-style unit and convert one of the two bedrooms on the first level into a study.
The wall-hung table with concealed pelmet lights and cupboards are clad in the same laminate finish to match the existing bedroom door. The glass doors on the full-height bookshelves were spray-painted white to double as a whiteboard for homework time.

The other bedroom on the first level is the guest room and is identical in design to the master bedroom, says Lim. “Both are designed with the same wallpaper used for the corridor overlooking the loft”. Accent wall lights glow on the wallpaper. The previously bare bay window ledge was given a more luxurious tweak with leather cladding, making it more inviting to sit on.

To create this simple and uncluttered look, Lim proposed that the colour scheme and furniture finishes be kept simple and consistent with the existing material finishes. To emphasise the double volume space, he employed the use of visual cues such as oversized pendant lamps and contrasting-coloured architectural details. Lim decided to turn the two 8-metre tall columns which were “bare and unfinished” and seemingly unevenly placed, into features that draw the eye upwards and “enhance the height of the loft”, by cladding them in walnut veneer.
